Alice Springs caravan park leasehold listed for $530,000
A rare entry-point caravan park has emerged on the market in the Northern Territory, with the leasehold business G’Day Mate Tourist Park luring buyers at just $530,000.
While leasehold opportunities are often overlooked in favour of freehold assets, the listing is attracting strong attention from buyers seeking an affordable entry into the accommodation sector, particularly as demand for regional tourism businesses continues to strengthen.
Unlike purchasing a freehold caravan park, buyers can acquire the operating business while leasing the land, dramatically reducing the upfront capital required.
Kelli Crouch, senior specialist accommodation broker for South Australia and the Northern Territory at ResortBrokers, said affordability was the defining feature of the opportunity.
“Affordability is the biggest drawcard,” she said.
“For $530,000, you’re buying a well-established Alice Springs caravan park business in the Red Centre tourism corridor, secured by a long lease, plus a comfortable three-bedroom home to live in.”

Substantial site inventory pairs with turnkey owner infrastructure
The business comprises 127 sites, including 11 cabins, seven en suite sites, 70 powered sites, 20 unpowered sites and 19 permanent sites, along with the residence with a private pool, allowing owner-operators to live on-site while running the park.
Guests also have access to quality facilities, including a swimming pool, a barbecue area, communal camp kitchens, a laundry and amenities blocks.
The pricing is particularly compelling when compared with other opportunities currently available across the territory.
“At the moment, territory freehold caravan parks on my books range from around $1.5 million to $3 million,” Crouch said. “Opportunities like this don’t come along every day, particularly at this price point.”
The location of the caravan park is also one of its major appealing factors.
The park is located in Ross, just south of Alice Springs’ CBD, against the backdrop of the MacDonnell Ranges, placing it within one of Australia’s best-known tourism corridors.
It’s also across the road from Alice Springs Brewery, which is a local hotspot.

“This is very much an owner-operator opportunity, suited to both experienced parkies and first-time buyers looking for a lifestyle change,” Crouch said.
The leasehold structure doesn’t limit future ambitions either.
Crouch said the incoming purchaser may also have the opportunity to acquire the property’s freehold later, providing a pathway to full ownership.
Interstate buyer interest intensifies across the Red Centre corridor
According to Crouch, the Northern Territory continues to offer value that is becoming increasingly difficult to find elsewhere.
“Across the country, ResortBrokers is seeing a surge of buyer interest in regional accommodation assets, and that’s certainly flowing through to the territory,” she explained.
“I’ve worked with a number of clients over the years who’ve relocated to the territory, built successful businesses and significantly improved their financial position. It’s a great way to get ahead.”
That demand has already translated into early momentum for the campaign.
Within a week of launching, the listing had generated more than 15 enquiries and two inspections, with interest coming from both local business owners and interstate buyers from Victoria and NSW.
