
Rare Whitsundays beachfront caravan park with major opportunity for expansion
Positioned on one of Australia’s most picturesque coastal stretches, just 45 minutes from Airlie Beach and 20 minutes from Whitsunday Coast Airport, 29 Jackson Street in Midge Point is the only caravan park currently listed for sale in the area.
It has been brought to market after being held by Melbourne-based owners since 2021, presenting a fully approved tourism asset with scope to scale.
While the park is not currently trading, it has been maintained in caretaker mode, meaning that infrastructure and approvals remain in place for an immediate reopening.

The 52.62-hectare site includes 46 approved sites, a manager’s residence, cabins and amenities, including a pool, all of which can be reactivated immediately.
What sets the offering apart is its planning approval, which allows for expansion to a total of 249 sites across a 16.58-hectare beachfront portion of the land.

Colliers Townsville associate director Angelo Castorina says the approval provides flexibility rarely seen in assets of this kind.
“The permits are already in place, so a buyer can walk in and reopen the park as it is today, or progressively expand over time,” he says.
“That ability to stage development, whether adding cabins, powered sites or glamping, gives an incoming owner complete control over how they grow the asset.”
The Whitsunday-region property also benefits from direct beach frontage of about 200 metres.
“If you look across the Whitsundays, there are very few caravan parks available, and even fewer with absolute beachfront,” Castorina says.
The site also includes a mix of natural and operational elements, with a vegetation management reserve, dam and mango plantation positioned beyond the core beachfront development area.

Early interest has largely come from caravan park operators, alongside a smaller pool of developers.
Castorina says demand for caravan park assets continues to be driven by tourism trends and affordability pressures.
“We’re seeing more people travelling Australia in caravans, but also increased demand for alternative accommodation,” he says.
“The appetite from operators has been strong, particularly for assets where there’s room to grow.”
The campaign has generated more than 16,000 online views and over 60 enquiries since launching.
