
Iconic Kings Cross Hotel changes hands in off-market transaction
The popular Kings Cross Hotel has been acquired by Oscars Group for an undisclosed sum in an off-market deal by JLL Hotels & Hospitality Group on behalf of leading hospitality operator Solotel.
Overlooking the famous Coca-Cola sign at the gateway to Kings Cross, the six-level venue, which was built in 1914 in striking Federation style, has long stood as one of Sydney’s best-known hospitality centres.
Today, the hotel combines a sports bar, lounge bar, gaming offering and multiple entertainment and function spaces, all crowned by a rooftop overlooking Sydney’s skyline.
JLL executive director of pubs Australia John Musca says transactions involving Sydney landmark venues continue to generate strong interest among buyers and it’s an asset class he still enjoys representing after 30 years.
“It is nice to be attached to the ones that people find iconic,” Musca says. “I’ve always enjoyed selling assets that are landmarks or have become landmarks in Sydney.”
The transaction was completed off-market following a direct approach from Oscars Group, highlighting the relationship-driven nature of the pub investment sector.
“Oscars Group were interested in buying the asset, and we approached Solotel, who were the owners and operators,” Musca says.
“A lot of what happens is, we’ll understand a buyer’s strategy and then approach owners through relationships we’ve built over many years in the business.
“If your timing is right and the offer is compelling enough, you end up with an off-market transaction. It happens very commonly in the pub asset class.”
The sale reflects broader momentum across Sydney’s hospitality sector, where established operators are actively reshaping portfolios around venues in tightly held urban locations.
For Solotel, the divestment forms part of an ongoing portfolio recalibration that recently included the acquisition of the Courthouse Hotel and precedes the upcoming sale campaigns for the Clock Hotel, Bank Hotel and Sackville Hotel.
Oscars Group has emerged as one of Australia’s most well-known hospitality acquirers in recent years and stands as NSW’s largest privately owned hospitality operation. Founded by the Gravanis family, it has built a portfolio spanning pubs, hotels, resorts and entertainment destinations, including Luna Park Sydney and the recently redeveloped Bristol venue in Sydney CBD.
Kings Cross itself has also undergone a notable transformation in recent years. Once synonymous with late-night nightlife, the precinct has gradually repositioned itself as a more diversified entertainment and lifestyle destination, supported by new residential development and upgraded public spaces.
