
Historic 1850s flour mill transformed into luxury coastal escape listed for sale
Currently operating as Pago at Middleton, a luxury accommodation in the heart of the Fleurieu Peninsula, 29 Mill Terrace is being offered for sale via an expressions-of-interest campaign, tipped to attract significant investor attention within the hospitality and tourism sector.
While it now hosts overnight guests seeking a touch of luxury and an escape from the daily grind, the building began life as a flour mill servicing surrounding farming communities.
Over the decades, it evolved from industrial use into a private residence where the likes of Australian artist David Bromley called home, before becoming one of the region’s most distinctive lifestyle properties.

CBRE’s Oliver Grivell said the listing represented a rare opportunity to acquire one of the Fleurieu Peninsula’s most recognisable estates with significant scope to expand the existing accommodation and events offering.
“The current owners have run it for 20 years and with four children moving out, they are looking at a change,” Grivell said.
“We see the opportunity as expanding the Pago offering, looking to run a wedding or events platform on the grounds or a blend of these combined with the ability to live on-site.”

Set across a 6571-square-metre site, the estate includes more than 1500 square metres of dwellings, including the historic mill building, boutique accommodation suites, a yoga studio and a collection of ancillary buildings and landscaped grounds.
The four-level mill retains many of its original heritage features, including soaring ceilings, timber floors, and exposed hand-hewn beams, while modern additions include luxury suites, entertaining areas, and a swimming pool.

Grivell said the campaign had already generated interest from a wide range of buyer groups seeking to capitalise on the growing popularity of the Fleurieu Peninsula as both a tourism and lifestyle destination.
“We are expecting and have received interest from residential buyers looking to run the accommodation themselves, groups looking for an events and wedding venue space as well as groups from the health and wellness industry,” he said.
“Hospitality and accommodation groups have also shown interest to expand the Pago offering.”

Located about an hour south of Adelaide, the Fleurieu Peninsula has become one of South Australia’s most sought-after coastal regions, supported by its beaches, wineries and tourism appeal. It’s one of regional South Australia’s best performing tourism locations, welcoming 727,000 overnight visitors annually and a total expenditure of $519 million on tourism-related activities.
“It is South Australia’s premier coastal holiday destination,” Grivell said. “The local beaches as well as surrounding wineries make it an attractive destination.”
