Fraser Coast RV Park in River Heads, Queensland, is attracting strong early interest from a diverse pool of buyers as coastal caravan parks continue to draw investors’ attention.

Currently operating as a campground and recreational vehicle (RV) park, the property includes a mix of powered and unpowered sites, drive-through bays and a small number of accommodation lodges.

It has several quirky design details, including a stage for live performances, a gypsy wagon, and a “tank block” where visitors can experience a true rainwater tank shower.

A three-bedroom house with a media room and office provides on-site living for potential owner-occupiers.

The property also has significant natural habitat, with about 16 hectares dedicated to a nature reserve featuring walking trails, billabongs and native wildlife.

Appeal also lies in the opportunity to add value through its substantial landholding and a flexible layout that allows scope to expand the site, subject to council approval.

Despite its recent launch, the sales campaign has generated significant traction. Aaron Canavan of Ray White Commercial Northern Corridor Group says enquiry levels in the first week have exceeded expectations.

“We’ve had a lot of enquiries in the first six days – it’s been pretty strong,” he says. “We’ve had operators who play in the space, but also private buyers.

“We had a young couple who are looking at it as a hobby farm and retirees who just want to chip away and build it up to what it could be.”

Outdoor kitchen
The Bush Kitchen is where visitors can prepare meals and socialise.

Located just minutes from the barge terminal to K’gari (formerly Fraser Island), the property sits within one of Queensland’s most established tourism corridors, benefiting from a steady flow of domestic and international visitors who are on road trips along the coast.

“It’s in a great location, and I think that’s where the opportunity is,” Canavan says.

The listing of Fraser Coast RV Park comes amid ongoing strength in Australia’s caravan and camping sector, with demand for holiday parks remaining well above pre-pandemic levels.

Data cited in a recent submission to the Productivity Commission shows Australians undertook more than 15 million caravan and camping trips in 2024, generating over 57 million visitor nights and contributing $27.1 billion in expenditure to the national economy.

The sector also plays a critical role in regional Australia, accounting for a significant share of domestic overnight travel outside capital cities, reinforcing caravan parks, particularly large-scale, land-rich holdings in gateway tourism locations, as increasingly sought-after investment assets.

The offers-to-purchase campaign is scheduled to close on May 14, with agents expecting clearer pricing signals to emerge as buyer groups formalise their interest.
