A tropical BIG4 holiday park with room for cabins or glamping is on the market for about $2 million, with its selling agent predicting “it would just take off” under an owner prepared to invest.

Innisfail Mango Tree Tourist Park at 2-6 Couche Street is being offered through CRE Brokers’ Mark Walsh after about 20 years under its current owners, combining an established accommodation business with a new on-site home and plenty of potential.

Set in a Far North Queensland town of art deco buildings, sugarcane and converging rivers, the 53-site park occupies 2.02 hectares. Around 5000 square metres of spare land offers potential for additional accommodation and expansion.

The vendors have progressively refurbished and improved the pet-friendly park, building customer loyalty along the way and are finally ready to hand the business to a new generation.

The listing reports 2026 income was about 15 per cent above 2025 levels, with Walsh pointing to demand from the surrounding agricultural economy.

“It would really reward someone who could invest in it,” he says.

“It’s a good-sized park, with a lot of agricultural work around it, so it could service the workers who go up there. The occupancy would be great – it would just take off.”

Walsh says worker demand and limited accommodation availability in the area have seen agricultural workers and visiting tradespeople among regular guests, with space to attract tourists and implement more child-friendly amenities.

Innisfail’s tourism and agricultural appeal

About 90 kilometres south of Cairns via the Bruce Highway, Innisfail sits at the junction of the North and South Johnstone rivers on the Cassowary Coast, about seven kilometres inland.

Sugarcane and banana farming underpin its working-town character, while historic art deco architecture, a relaxed pace and country hospitality give visitors reasons to linger.

It is also a commercial and service centre for the surrounding region, with major retailers, dining and everyday services supporting residents and people travelling for work.

Day-trippers and tour groups exploring Far North Queensland provide a visitor market an incoming operator could target for overnight stays.

“It’s well located, it’s got really good access, and it’s level – so it’s good for cars, trucks and vans,” Walsh says. “It’s not hilly at all.”

The park provides an excellent base for high-demand workers, contractors and visitors exploring the renowned Cassowary Coast region.

A new owner’s residence and potential galore

The park comprises 30 powered sites, 10 unpowered sites, seven cabins and six private en suite sites.

The three-bedroom owner’s residence includes solar power and air-conditioning, giving an incoming operator the option to live on-site.

“It’s got a brand-new residence, but it needs reinvestment and some drive. It would perform well because it has the attributes that make a park perform well: good location, good size and reasonably low competition,” Walsh says.

Beyond developing the spare land, the sales campaign identifies stronger marketing, more one-to-three-night tourist bookings and a review of rates as ways to improve returns.

The listing also raises the possibility of a permanent resident component to provide a more consistent income stream.

“It’s an older park… it’s a great opportunity for someone to take it on, create something and be rewarded by that,” Walsh says.
