Beat Megaclub dances into the Brisbane market

An institution of Brisbane’s club scene, The Beat Megaclub, has been listed for sale, ready for a new custodian to keep the music going.

Serving as one of Australia’s longest-running LGBTIQ+ venues, The Beat Megaclub has become a go-to late-night spot in Fortitude Valley, a suburb that boasts the highest number of live music venues in Australia. The club has operated continuously from its site at 669, 671 and 679 Ann Street for more than 43 years, cementing itself as a safe space for all within the community since opening in 1982.

The Beat Megaclub has been an institution for night owls since the '80s.

The property spans a 1219-square-metre freehold parcel, offering three street frontages and exposure along one of Brisbane’s key inner-city corridors.

Fully leased to the Beat Megaclub, the existing two-level entertainment complex comprises approximately 1390 square metres of internal lettable area and delivers a secure annual income of more than $1.07 million, paid monthly. Market expectations point to a circa 7 per cent yield, sparking buzz among investors seeking reliable returns in a high-demand inner-city precinct.

The venue spans 1,219 square metres.

According to selling agents Savills, the combination of strong monthly cash flow, cultural heritage and long-term planning potential positions the property as one of the Valley’s standout offerings in recent years.

“The Beat Megaclub represents an exceptional opportunity to acquire a blue-chip entertainment investment with strong income security and substantial future upside,” says Robert Dunne, director of commercial sales at Savills Australia and New Zealand.

“Its long-standing operation and prime location in one of Brisbane’s most dynamic inner-city precincts make it a compelling proposition for investors and developers alike.”

While The Beat Megaclub comes with the tenancy in place, the underlying site offers future flexibility for a developer.

Fortitude Valley is tipped to be one of the most significant growth precincts in Brisbane ahead of the Brisbane 2032 Olympic Games, with the Fortitude Valley Sustainable Growth Precinct Plan recently announced. This plan will see increased building heights considered, aimed at unlocking housing development opportunities in the city fringe entertainment hub.

The property is located in the heart of Fortitude Valley which is undergoing major redevelopment.

“Fortitude Valley is already close to transport, jobs and entertainment, and with major Brisbane [Olympic] 2032 venues nearby, it’s the right place to welcome more people to live near where they work and play,” said Brisbane Lord Mayor Adrian Schrinner.

“This new plan will unlock new housing, boost entertainment options and further activate one of our most vibrant inner-city precincts.”

The Beat Megaclub freehold will be auctioned on Thursday, November 27, 2025, at Savills’ Brisbane office.
