Two trendy warehouse conversions hit Melbourne inner-east market
Two cool conversions are on the market amid Melbourne’s most dynamic commercial and lifestyle hubs in neighbouring inner-eastern CBD-fringe suburbs.
One is a New York-style warehouse conversion in Richmond, and the other is a house-turned-office warehouse conversion a few hundred metres down the road in Cremorne, both just a few kilometres from the CBD.
The New York-style warehouse conversion at 15-17 Adolph Street, Richmond, is perfect for creative office headquarters or warehouse space, with buyer interest sitting at around $2.2 million, says Matt Feld of Teska Carson.
The stunning two-storey red-brick period building stretches across 300 square metres in the middle of the Church Street furniture precinct, close to a plethora of pubs, restaurants and bars.
The vendor is the owner of menswear label Declic, Feld says, and used the premises for his creative designs.
“ They used to store and design men’s suits and shirts there … it’s a well-known brand,” he says. “It’s such a cool New York-style conversion.”
The property has rear access through a high roller door entry, and is surrounded by some of the nation’s most recognisable lifestyle brands including Jardan, Coco Republic and Bang & Olufsen.
Staff will find commuting easy, with excellent public transport access. The Church Street tram to Chapel Street and South Yarra is just 700 metres away, and East Richmond Station is 600 metres.
The property at 15-17 Adolph Street is for sale via an expressions of interest campaign closing at 3pm on Wednesday, November 19.
Just around the corner in Cremorne – a mere 550-metre stroll away – is another striking warehouse conversion.
The versatile office and warehouse property at 16 Cubitt Street, also marketed by Feld, is going under the hammer this month with a price guide of $1.5 million-plus.
“It used to be a house, way back when,” Feld says, adding it has had a number of lives.
Before the current vendors took over, it housed a business storing, selling and looking after people’s office plants.
“And then these guys have bought it, and given it a bit of love,” he says. “Now it’s an office with a bit of a warehouse, and could be lots of different things.”
With residential neighbours on both sides, the two-level terrace spans 162 square metres and features office or functional warehouse space with roller door access, and two on-site car parks. It sits on a 236-square-metre block of land.
Additional features include a kitchenette, bathroom facilities and excellent connectivity to Richmond Station and major arterials.
The property is set for auction at 1pm on Wednesday, October 29.
In Sydney, meanwhile, investors looking to occupy, invest or value-add within a happening precinct are being attracted to another warehouse conversion with an unmistakable New York vibe in Paddington.
Benefiting from DA approval for extra commercial space and located just kilometres from the Sydney CBD, the warehouse is a blank canvas waiting for its next chapter at 7-9 McLaughlan Place.
