Sydney inner-west Gladesville hits $1000 a square metre for commercial space

A 120-square metre retail space on the ground floor of 1-3 Wharf Road, Gladesville, in Sydney’s inner-west has leased for rates similar to the CBD at a gross annual rent of $1000 a square metre.

This is the highest gross rate in the area, which has been trading at a gross rate of about $850 a square metre.

Restaurant Anema E Core Pizzeria will be the first tenant to move into the new property and will stay for five years.

Daigou deal

Australia’s first ASX-listed Chinese “daigou” retailer AuMake International secured a five-year lease over a 2011 square metre showroom/office/warehouse at 42 Percy Street, Auburn, in Sydney’s west from Kimo International paying a net annual rent of $280,000.

The business will use it for storage and as a distribution centre for its products, mainly healthcare, food and beauty products.

Colliers International’s Phillip Bradac handled negotiations.

Wheels west

Cyclery 99 Bikes will open its first Perth outlet at a newly leased 322 square metre showroom/retail property at 320 Joondalup Drive, Joondalup, in WA.

The lease term is seven years and the net annual rent is $67,620.

Vend Property’s Jeff Klopper handled the deal.

Big expansion

Meal subscription service, Marley Spoon, has expanded its operations, signing a new lease on a production and storage facility at 50-68 Westgate Drive in Altona North in Melbourne with GPT.

The 6079 square metre facility has a high clearance warehouse, offices and a cool room with pallet racking, on grade roller doors and recessed loading docks. It sits on a one-hectare site.

CBRE’s Todd Grima and Harry Kalaitzis negotiated the five-year lease on an annual rental of $455,925 with GST.

Last one

Sushi Hotaru has just signed up for the last retail space at Crown Group’s V by Crown mixed-use development at 45 Macquarie Street in Parramatta.

The lease term for the 103 square metre corner property is five years with options on a gross annual rent of $140,000.

Khoury Partners’ Jon Race executed the transaction.

Carpet craze

Carpet Court has joined the line-up of retailers in one of Adelaide’s biggest large format retail centres, Noarlunga Centre, after signing a five-year lease over a 329 square metre showroom.

The rent is confidential but net annual rents in the area are about $200 to $250 a square metre.

CBRE’s Dallas Sears leased the property on Beach Road.

Growing

The Luxury Retail Group has leased more space for its growing business signing up for a 580 square metre warehouse/office/showroom at 5/11 Salmon Street in Port Melbourne.

The property was leased at a net annual rent of $100,000 over two years with options.

CBRE’s Guy Naselli and Jake George facilitated the transaction.

Westward

Craigs Table Pty Ltd will lease a 362 square metreoffice/warehouse with a yard at 117 Magowar Road, Girraween, in Sydney’s west for additional space for a year on a gross annual rent of $66,000.

There are two roller doors and 10 parking spaces.

Bawdens Industrial’s James Zerefos brokered the deal.
