St Vincent's expands with A-grade office

Not-for-profit health and aged -care provider St Vincent’s Health Australia has committed to the third floor of the A-grade office building at 25 Montpelier Road in Bowen Hills, Brisbane, on a five-year lease to accommodate its expansion.

The 902-square-metre lease, brokered by Colliers International’s Bo Veivers at a gross annual rent of $520 a square metre, comes with 12 car spaces.

The property at 25 Montpelier Road is a modern 7600-square-metre A-grade building with about 30 per cent space available for lease. St Vincent’s has offices across the road from the property.

Gandel, Vicinity lease

Gandel Group and Vicinity Centres have leased the 1700-square-metre eighth floor of Chadstone Tower One in Melbourne to Victory Corporate Serviced Offices.

The pair negotiated the seven-year lease of the property at 1341 Dandenong Road at a net annual rent of $360 a square metre through Colliers International’s Kevin Tutty, Rob Joyes and Travis Myerscough.

Victory Corporate Serviced Offices will use the space to expand its serviced-office offering to Melbourne suburbs, and chose the centre because of the foot traffic.

Ringing deal

Quintessential Equity has secured new tenant Bellchambers Barrett accountants at Level 3, 44 Sydney Avenue, Forrest, in the ACT.

The firm is moving for expansion and is understood to have agreed on a gross annual rent of about $430 a square metre for the office, on a seven-year lease with options.

Colliers International’s Aaron Bruce acted on the transaction.

Waking up in Joondalup

Bed specialists Snooze will open another outlet at Tenancy 1, 15 Honeybush Drive, Joondalup in WA, after leasing the showroom and bulky goods property for 10 years.

The 870-square-metre property at the Quadrant Large Format Retail Precinct will return a net annual rent of $200,100.

Vend’s Jeff Klopper handled negotiations for a private landlord.

Silver lining

Silverstone Developments is diversifying their business and expanding into HQ South Tower, at 520 Wickham Street in Fortitude Valley, in Brisbane.

They have signed a five-year lease for a 360-square-metre office on level 2 at a gross annual rent of $575 a square metre.

Colliers International’s Sam Morahan and Warwick Wolfe closed the deal at the A-grade tower.

Mitcham deal

Growing technology company Sensor Dynamics Australia Pty Ltd will move to a newly leased 1442-square-metre office and warehouses at 9 Redland Drive, Mitcham in Melbourne.

The property is split over two levels and has a mezzanine workshop storage, clear span warehouse and container height roller door. There are 18 underground and 11 on-grade car spaces.

CVA’s Ian Angelico closed the three-year lease with options on a gross annual rent of $200,000.

Cardno coup

Cardno Construction Sciences Pty Ltd has signed a three-year lease with options for a 2117-square-metre office and warehouse at 60-64 Vella Drive, Sunshine, in Melbourne.

Cardno will use the clear-span warehouse with three motorised roller-shutter doors for its business. There is also a 250-square-metre office with a reception and partitioned spaces.

CVA’s Anthony Carbone and Leo Mancino brokered a gross annual rent of $155,000 for the lease.

Hot hardstand

Custom lifting solutions specialists Total Hoists and Cranes has relocated to larger headquarters at 14 Madrid Place, Maddington in Perth, after signing a three-year lease.

Landlord Bolt Nominees Pty Ltd agreed on a net annual rent of $100,000 for the 1506-square-metre warehouse/office. The property also has a 500-square-metre hardstand area.

Ray White’s Russ Parham and Josh Sumner marketed the property.

Catinari leases

Leartek Pty Ltd has rented a 1500-square-metre office and warehouse on a 9000-square-metre site at 17 Stock Road, Cavan, South Australia, from local developer Anthony Catinari.

The property features a high clearance warehouse with hardstand and a wash bay.

JLL’s David Ludlow and Kym Hutchins executed the five-year lease on a net annual rent of $150,000.

More for Euclideon

Computer software company Euclideon has moved to larger premises at 5 Palmer Place, Murarrie, in Brisbane’s east, after agreeing on a three-year lease for the property.

Ray White’s Jared Doyle handled the lease of the 804-square-metre office building with 32 car spaces.

The net annual rent was agreed at $226,240 with a private landlord.

New opening

Japanese restaurant MakiMoto is opening its first Sunshine Coast restaurant at Lot 6, 32 Hastings Street, Noosa Heads, after locking in a seven-year lease for the property.

The 225-square-metre tenancy has an alfresco dining space.

Ray White’s John Petralia and Paul Butler negotiated a net annual rent of $210,000 for a private landlord.

Ezy peazy

In Melbourne, Ezy Mary Convenience store has a new outlet after leasing a 90-square-metre shop at 341 Queen Street for five years on a net annual rent of $66,000.

CBRE’s Samantha Hunt, Tan Thach & Zelman Ainsworth brokered the deal.
