Rare Griffith shops property with Mountain Creek Wholefoods tenancy hits the market

There’s no doubting the popularity of local shops – either for those last-minute takeaways or, perhaps, that welcome weekend chill-out coffee.

In our older suburbs, like those in the Inner South, these strips of buildings have been around for a long time, often held by old family money.

This two-storey property delivers more than 530 square metres of space and its seven tenancies are fully leased. These range in size from 17 square metres to 308 square metres.

Anchoring the ground floor is Mountain Creek Wholefoods, one of Canberra’s most loved and long-standing local operators. The first floor accommodates a range of service-based tenants, including wellness practitioners, life coaches and psychologists.

The building has recently undergone significant upgrades, including capital improvements and the installation of an 80-kilowatt solar system that services the ground-floor tenancy.

Chris Antos of Sentia Real Estate says the opportunity will likely appeal to investors and developers.

“But developers with an eye to the long term could reasonably anticipate that at some point there could be a redevelopment with all the potential that could deliver.”
