Omina Retreat offers buyers proven Airbnb success in secluded 80-hectare setting
Omina Retreat, a “guest favourite” Airbnb venture with scope for farmland use and environmental conservation across nearly 80 hectares, has been listed for sale on the Mid North Coast of NSW.
A boutique short-stay deep in the Macleay Valley hinterland, Omina Retreat sits at 1363 Hickeys Creek Road, Millbank, offering deep seclusion around 50 minutes from Kempsey, an hour from the surf breaks of Crescent Head, and less than two hours from Port Macquarie or Coffs Harbour.
While the retreat – framed by farmland, forests and river systems – offers the ultimate private hideaway, the nearest watering hole is just a 15-minute drive away in the village of Willawarrin.
“There are shops just down the road, which are only 15 minutes away in Willawarrin. There’s a pub, which is the main requirement for anyone. And also a little school there,” says listing agent Nathan Wilson, of Lifestyle Crescent Head.
The property, listed for private sale at $1 million, has delivered strong trading results over the past year through Airbnb, Riparide, and private bookings.
“They’ve had it booked for only 12 months and it’s already at over 60 per cent occupancy for the year … income has been close to $80,000 for the year – December to December – so, it’s done really good turnover,” says Wilson.
Wilson says interest has been broad, especially from lifestyle investors seeking both land and income.
“We’ve had a lot of interest across the coast, and a good response,” he says.
The three-bedroom home is a bespoke, eco-conscious kit home featuring stone, timber, polished concrete, and floor-to-ceiling glass, with bifold doors opening to uninterrupted views. It includes a minimalist kitchen and two bathrooms finished in Venetian plaster with organic stone basins.
A slow-combustion fireplace warms the living space, while outside, a cedar hot tub, an electric barrel sauna, and a fire pit offer additional luxury amenities that enhance guest appeal.
“There’s serenity out there … it’s Thunggutti Country,” Wilson says, reflecting on the property’s vistas including rainforest pockets, native flora and ancient Moreton Bay figs.
“My favourite part is actually the house. It’s a full Hebel construction, so it’s not your stock-standard build. The interiors are handcrafted – even the stone basins – and it’s got high ceilings throughout the whole build.”
Beyond the residence, commercial upside lies in usable land with areas suited to conservation or low-impact agriculture, accessible via about six kilometres of unsealed road.
“There’s a large dam on-site and a seasonal creek down the bottom of the property … It’s over 200 acres. Someone could run a few head of cattle or operate it as a hobby farm,” says Wilson. “There’s also a large forest on the opposite side – if someone wants to use it for conservation, there’s that element to the site, too.”
The property has attracted guests seeking privacy, walking trails, and uninterrupted views, with wellness amenities helping attract premium nightly rates and high guest satisfaction, earning a 4.9-star review on Airbnb.
“You’ve got your sauna outside. You’ve got your cedar hot tub … it’s all less than 12 months old,” Wilson adds, noting that a fire pit positioned for stargazing complements the experience.
The property’s vendors, who both grew up in the region and bring more than two decades of luxury-hospitality experience, established the retreat as a personal passion project – “a love letter to the region” where luxury and nature “harmonise seamlessly”.
They are now selling to purchase a larger home for their growing family, creating the opportunity for a new owner to take over the turnkey operation, which can be purchased fully furnished.
“They planned to keep it, but their family’s growing and they’re looking to fund a purchase in town,” Wilson says.
