Tightly held Noosa Cinema Complex hits market for first time
The Noosa Cinema Complex has been a place where locals and visitors gather to see the latest films since it opened in 1985, serving the community as the region’s only cinema. Now, it’s being offered to the market for the first time, offering investors a fully leased, large-scale commercial asset in the heart of Noosa Junction.
The complex at 29 Sunshine Beach Road, Noosa Heads, is being offered as a single freehold-style investment, bringing together 12 strata-titled lots across a prominent 2475-square-metre site.
The site occupies one of the most visible positions in Noosa Junction, with more than 60 metres of frontage to Sunshine Beach Road. It also has immediate access to a public car park with more than 240 spaces, public transport links and proximity to Hastings Street and Noosa Main Beach.

Strong, diversified income
Today, the property generates an estimated net income of about $1.686 million a year from Birch Carroll & Coyle, part of ASX-listed Event Hospitality & Entertainment, alongside a diverse mix of retail, hospitality, health and professional service tenants.
The property also presents significant long-term upside with an expansive forecourt and prominent site that provide opportunities for repositioning or future redevelopment, subject to approvals, at a time when Noosa Junction continues to attract substantial private investment and urban renewal.
The offers-to-purchase listing launched this week, and Colliers Sunshine Coast managing director Nick Dowling says he anticipates a competitive campaign.

“We expect strong interest from private investors, syndicates and institutional groups seeking long-term exposure to one of the country’s most sought-after lifestyle and tourism destinations,” he says.
“This asset combines secure income from a nationally recognised entertainment operator with genuine value-add and redevelopment potential, creating one of the most compelling investment opportunities currently available on the Sunshine Coast.”
Tightly held footprint
Commercial opportunities of scale are increasingly difficult to find in Noosa, where strict planning controls and long-term ownership have limited the flow of available listings. As a result, large holdings in established locations such as Noosa Junction rarely come to market.
“Noosa remains one of Australia’s most tightly held commercial markets, with exceptionally limited opportunities to acquire assets of this size in such a prime location,” Dowling says.
The property is being offered for sale via offers to purchase, closing at 4pm (AEST) on Thursday, August 6.
