Luxury Red Hill villas listed for $4.8 million with $407k net profit forecast

A French-inspired cluster of luxury villas in Red Hill on the Mornington Peninsula, overlooking the neighbouring vineyard at Lindenberry Estate, which also includes a two-hatted restaurant, has been listed for $4.8 million.

Cassis Red Hill, located at 164 Arthurs Seat Road – about an hour’s drive from Melbourne – comprises five beautifully-appointed guest villas that have tapped into the lucrative city-escape market and can be operated remotely.

“The property is exceptionally easy to operate and would suit a buyer looking to manage it remotely in return for a very healthy profit,” says listing agent Chris Boschetti, of ResortBrokers East Victoria.

“Financial projections for this calendar year put the net profit at more than $407,000,” he adds.

The freehold going concern is described as being well-positioned for continued growth, with strong financials despite operating at around 50 per cent occupancy.

With the inclusion of a fifth villa in March 2025, coupled with revenue-management systems and strategic mid-week pricing, the incoming owner could significantly lift RevPAR and occupancy beyond its current level, the information memorandum states.

Named after a quaint French fishing village, Cassis blends modern rustic styling with high-quality finishes, inspired by owners Simon and Gina McNamara’s time living in a 17th-century farmhouse near Aix-en-Provence.

Boschetti says interest was immediate following the listing launch, noting that “all the hard work has been done”.

“Cassis Red Hill has established an exceptional brand, a strong digital presence, outstanding guest feedback and excellent word-of-mouth. It’s primed for a new owner to step in and start reaping immediate rewards,” he says.

The vendors purchased the property in 2021, transforming what was formerly a restaurant and private residence – previously known as Artisan, and earlier as the popular Poffs restaurant – into a high-end accommodation offering.

Guests at the adults-only retreat receive continental breakfast hampers featuring local artisan produce, a bottle of Cassis made with wine from award-winning Foxeys Hangout, and complimentary bicycles to explore the surrounding region.

The property sits among some of the country’s most highly regarded wineries, including neighbouring Lancemore Lindenberry Red Hill and its two-hatted Dining Room, along with Ten Minutes by Tractor, Polperro, Main Ridge Estate, Port Phillip Estate and Montalto.

The Mornington Peninsula is one of Victoria’s most-visited regions, drawing nearly eight million visitors annually, underpinned by its beaches, wineries, hot springs, golf courses and outdoor recreation offering.

The vendors are selling to focus on another project – a boutique hotel in South East Queensland, acquired in 2024.
