Nambucca Heads waterfront caravan park listed for sale
An absolute-waterfront caravan park on the NSW Mid North Coast has hit the market for the first time in 30 years after the family at the helm decided to head for the big smoke.
The Foreshore Caravan Park in Nambucca Heads occupies a 1.37-hecatre freehold site near the mouth of the Nambucca River, offering visitors postcard views and easy access to the town’s amenities. The Pacific Highway is 500 metres away.
It is one of several caravan parks in Nambucca Heads, but agent James Carrick of Tourism Broker’s believes Foreshore’s position sets it apart.
“It’s a very attractive asset thanks to its location, which is unmatched in the area,” Carrick says.

The park currently comprises 86 sites, with 20 holiday cabins, 39 powered sites, five unpowered sites and 22 long-term sites. Many have absolute waterfrontage.
Park-owned relocatable homes occupy three of the long-term sites, and two are currently tenanted.
For a future owner-operator or site manager, there is also a substantial three-bedroom, two-bathroom house with front and rear verandahs and a lock-up garage.
Established infrastructure includes a reception, an amenities building, guest laundry, barbecue areas and sealed internal roads. A jetty and private beach enhance the guest experience.

Loyal repeat visitors and stable long-term tenants provide consistent revenue through the seasons, Carrick says.
The park, which is being offered as a going concern, could generate additional revenue through broader online booking distribution and a review of site fees, he adds.
“The appeal extends well beyond the existing operation, with scope to explore further income opportunities through active management and marketing.”
There is space for additional cabin accommodation or new long-term sites, subject to approvals.
“There is substantial upside, both operationally and from a long-term tenancy perspective,” Carrick notes.
A new owner could also choose to upgrade the park’s existing cabins. Currently, only the deluxe family cabins are equipped with air-conditioning; the others have ceiling fans.
Nambucca Heads is a town of about 6700 people, located about 40 minutes’ drive south of Coffs Harbour or about four-and-a-half hours south of Brisbane.
Part of the Coffs Coast region, the town is one of the area’s most popular tourist locations, boasting a patrolled main beach and several other beaches, plus easy access to national parks and coastal walking tracks.
Inland, verdant hill country and meandering waterways draw visitors year-round.
“The Mid North Coast’s blend of beaches, waterways and hinterland is central to its holiday appeal,” Carrick says. “That mix provides a compelling setting for accommodation businesses that embrace the coastal visitor experience.”
The vendors, a pair of siblings who took over the park from their parents, have decided to sell in order to focus on business interests in Sydney. The park is currently operated under management.
Tourism Brokers is accepting expressions of interest until November 12. Carrick declined to provide a price guide.
