Geelong’s Barwon Valley Lodge listed for sale after 40 years

Geelong has evolved over the years from an industrial regional town to a thriving “second Melbourne” to many. If you’ve been there long enough, you’ve witnessed the change first-hand, as the owners of Barwon Valley Lodge can attest, having owned the accommodation for 40 years.

“Barwon Valley Lodge has been part of our family’s life for more than 40 years, and we’re incredibly proud of what it has become,” a family spokesperson says.

“We’ve welcomed guests from across Australia and internationally, built long-standing relationships with local organisations and watched Geelong evolve into one of the country’s leading regional cities.”

Now, the family are moving on, having listed the property for sale as a fully operational accommodation business together with its 2.068 hectare freehold.

“We believe it’s the right time to hand the business to a new owner who can continue that legacy and build on everything the region has to offer,” says the family’s spokesperson.

Overlooking the Barwon River at 99–121 Barrabool Road in Belmont, the property comprises 15 self-contained two-bedroom apartments, a three-bedroom manager’s residence and an extensive range of guest amenities.

The lodge has welcomed corporate travellers, sporting groups, education providers and leisure visitors since the ’80s, as well as guests requiring insurance-funded accommodation.

The business generated more than $576,000 in revenue during the 2024-25 financial year, and its current occupancy levels are also expected to give a new owner scope to grow revenue through more targeted marketing, broader distribution channels and rising demand across the Geelong region.

Investment upside and location advantages

Chris Nanni, senior executive, sales & leasing at Colliers, says the combination of an established business, diversified income and a substantial landholding made Barwon Valley Lodge a strong investment opportunity.

“Barwon Valley Lodge is an established accommodation business with multiple income streams and a substantial freehold landholding, offering investors the opportunity to acquire a fully operational asset with immediate revenue potential,” he says.

“With existing infrastructure in place and further operational upside available, the property provides a strong foundation for future growth.”

The property occupies a prominent position between Belmont’s retail precinct, Highton and central Geelong. It is within easy reach of the city’s healthcare, education, retail and sporting facilities, while providing convenient access to the Surf Coast and Bellarine Peninsula.

Geelong visitor economy drivers

Its sale comes as Greater Geelong’s visitor economy continues to expand. The region attracted 6.4 million visitors in 2023-24, generating an estimated $1.83 billion in expenditure, while its population is forecast to grow by more than 140,000 people by 2046.

The opening of the Nyaal Banyul Geelong Convention and Event Centre is also expected to support stronger year-round demand for visitor accommodation.

Ben Young, branch manager, sales & leasing at Colliers, says Geelong’s continued economic development created an attractive setting for an incoming owner.

“This is an opportunity to build on a well-established operation while benefiting from Geelong’s continued transformation as a major regional hub,” he says.

The expressions of interest campaign closes at 4pm AEST on September 1, 2026.
