Karabar 7-Eleven fuel station for sale

The opportunity has arisen to acquire a 7-Eleven fuel station and convenience retail outlet in Karabar – the only one in the cross-border town.

Fuel has been in the headlines for the past four months for all the wrong reasons as events continue to unfold in the Middle East.

However, while there has been a parallel spike in electric vehicle sales – March alone saw a doubling in Australia from a year earlier – the dominant on-road category is still heavily weighted toward traditional consumption.

This outlet occupies a site of almost 2000 square metres and is fitted with modern fuel infrastructure, including fibreglass tanks and a truck-height canopy.

On offer is a long 15-year lease to 2032, and three five-year options have the potential to extend it to 2047.

The net income is more than $440,000 plus GST a year, boosted by fixed 3.5 per cent annual rental increases, with the tenant responsible for most outgoings.
