Karabar 7-Eleven fuel station for sale
The opportunity has arisen to acquire a 7-Eleven fuel station and convenience retail outlet in Karabar – the only one in the cross-border town.
Fuel has been in the headlines for the past four months for all the wrong reasons as events continue to unfold in the Middle East.
However, while there has been a parallel spike in electric vehicle sales – March alone saw a doubling in Australia from a year earlier – the dominant on-road category is still heavily weighted toward traditional consumption.
This outlet occupies a site of almost 2000 square metres and is fitted with modern fuel infrastructure, including fibreglass tanks and a truck-height canopy.
On offer is a long 15-year lease to 2032, and three five-year options have the potential to extend it to 2047.
The net income is more than $440,000 plus GST a year, boosted by fixed 3.5 per cent annual rental increases, with the tenant responsible for most outgoings.
Kieran Bourke of CBRE NSW says the opportunity represents a solid and secure investment.
“It’s leased by one of the biggest brands in the country with global backing,” he says. “The combination of property, lease and tenant makes for a compelling proposition.”
The head office lease is held by 7-Eleven Australia, which has about 760 stores nationally and forms part of 7-Eleven International, which has more than 84,000 sites.
