MOUNT MOLLOY - UNIQUE FNQ PROPERTY - 40 ACRES - LOCATION ...LOCATION...LOCATION

Phone enquiries - please quote property ID 19453.

40 acres (16.11ha) on the Mulligan Highway 30 minutes north of Mareeba situated beside Mount Molloy village.

Freehold, flat to very gently sloping land, sandy loam on the northern half and fertile silt loam on the southern half.

Approximately 60% cleared, balance remnant vegetation consisting of Riparian forest species and mixed moist- woodland species. Clearing was done over 50 years ago, visual diversity and wildlife habitat without impinging on the view to the adjacent escarpment and world Heritage Ranges. There is a natural paperbark wetlands in the wooded half of the property.

The cleared area is fenced and gated, the property is divided into 3 areas: 2 fenced paddocks and the unfenced native forest area.

The climate is semi-arid tropical highland, considered perfect and healthy by most.

There is direct access from the northern end of the property to many kilometres of road and walking tracks within the adjoining recreation and conservation reserves and stock routes.

The western boundary: fronts to Mulligan Highway/PDR for 400metres which is a bitumen road, there is a buffer road reserve area between the property and the main road, this area is normally maintained by the local Council.

The northern boundary fronts Wetherby Road a well maintained dirt track that leads to the historic Wetherby Station, then continues to the historic Bump Track to Port Douglas and the Black Mountain Road to Kuranda. There is a second gated entrance to the property via Wetherby Road.

The Northern boundary adjoins a Recreation Reserve which also adjoins a Water & Pasturage Reserve. These adjoining public reserve lands are 700 acres in area.

The Southern Boundary fronts the perennially flowing Spear Creek for about 250 metres. Most of this length is one large pool that empties just before the junction with Rifle Creek which is located across the road from the property. Rifle Creek Rest Area is frequented by many tourists daily, many camp there overnight so there is significant potential for a business to provide services to a high turnover of visitors passing through.

Town water is connected to the property, the water supply is gravity fed from a pristine rainforest source (Hunters Creek). Telecom lines and power pass through the property so connection could not be easier. There is a weekly rubbish collection service by the local Council directly at the property gate.

The property has very high potential for tourist accommodation and nature-based or ecotourism. The potential is derived from the following attributes:

*Strategic location: at a major transport and tourism crossroads: a 3 way junction leading to the Atherton Tablelands/Mareeba, Cairns and the Reef and Rainforest Coast (Cairns, Port Douglas, Daintree, Cape Tribulation), and Cape York Peninsula. Mt Molloy and this property are at a natural and historic staging point on a major tourist and transport loop. The demand for tourist facilities and attractions there has not been met.

Aspect: from within the property there is a 360 degree view and no buildings are visible. The view to the west across the rifle creek corridor to the Wet Tropics/world heritage ranges is particularly impressive.

The property is located at a unique environmental crossroads: the meeting point of High elevation World Heritage/Wet Tropics, Cape York Wilderness and Dry Gulf Savannah. An extraordinarily large variety of wildlife and habitats, the area is internationally renowned, particularly for bird watching. More than 240 verified bird species have been recorded within a 1000m radius of the property and 100 + species have been consistently recorded by bird watching groups in a single day.

This property has so much potential. The owner lives in Cape York and due to family matters cannot proceed with plans to establish a tourism venture.
