    The Finniss Consortium
    Section 9 Hundred of Milne is 1,590 hectare (almost 16 square kilometres) in area, the southern boundary being 7 km of Finniss River frontage near Bynoe , 110 km by bitumen road from Darwin. The land boundaries are fully fenced with firebreaks maintained each year.

    It is on NT freehold title with 11 shareholders as tenants-in-common i.e. all shareholders have use of all the property under a Management Agreement drawn up 30 years ago, with exception of reserved areas agreed by 75% of shareholders for individual development, such as residences and sheds. There are currently 6 reserved areas across Section 9, less than 2% of the property.

    Under the Management Agreement, the only decision requiring 100% agreement amongst shareholders would be sub-division. One such proposal was made 10 years ago, and failed to be adopted.

    The title of Section 9 was converted to freehold in 1994 for recreational, conservation, control of feral pests, and small-scale agriculture purposes. Since then, shareholders have established many paths around the varied land types - flood plains, rain forest, trees, grassed areas - allowing easy access to observing the wildlife with which we share the area. Over 400 hectares of Mimosa have been cleared and grasslands restored, pigs have been shot, and buffalo have been respected since Section 9 was established.

    The Finniss River has lots of barra and other fish, and both fresh and saltwater crocodiles. The flood plains are home to thousands of birds in the Wet, including jabirus, brolgas, bustards, egrets, geese, brahmini kites and sea eagles, while dingoes, emus and wallabies shelter throughout. There are pairs of wedge tailed eagles that soar overhead regularly.

    The Finniss Consortium is the nominal body that represents the shareholders. Section 9 is outside any Local Government area and therefore has no rates to pay. The Consortium sets an annual levy to cover costs of maintaining fences and firebreaks. That levy has averaged $300 for the past three years and the Consortium has over $10,000 in a bank account to cover Section 9 expenses, including for an old tractor which is used by active shareholders to maintain firebreaks and roads.

    Our Main Camp
    We have had shares in Section 9 since it was first set up in 1991 and have been visiting regularly since then. We established our residential area in the rain forest 1 km from Threeways in 1992, starting with a boat ramp, a boatshed and barbeque/kitchen then building up to our current Main Camp which has 4 residential buildings, diesel generator, water pump, 2 boat sheds, 3 tool sheds, 3 water tanks and reinforced fencing. The main donga has a full kitchen, an ensuite bathroom, large verandah, wifi, satellite TV, and mobile phone connection. The water system operates from a pressure pump. Two other sleeping dongas (one air conditioned) have ensuite toilets. All toilets are connected to septic systems.

    The camp area does go under water most years during cyclone surges, but all important active areas are raised above the flood level. Entry is weather restricted to 4wd, usually for February and March, when 500 metres of the track going into the camp get slippery.

    We have also set up a Top Camp, above the flood line. There are three sheds and a roofed container to store a 25hp 4wd Massey Ferguson tractor with a 4-in-1 bucket and a slasher, a Toro zero turn ride-on mower, and two Honda 4wd side-by-side buggies. All machines were purchased new and are well maintained. Batteries are recharged through solar panels with regulated flow to the batteries. There is also a fully equipped fire trailer under a car port at the Top Camp.

    After 30 years of enjoying the Block, whether fishing, bird watching, spraying Mimosa, exploring in the buggies, or just relaxing in the quiet of the rain forest, we recognise that we don't have the energy to do as much as we used to, so it is time to seek new people to enjoy what we have established. Sale will be on a walk in, walk out basis - all furniture, plant and equipment, tools and fittings in the Main Camp and the Top Camp will be left in place, or removed if requested.
