Profitable entry level or bolt-on Macadamia Farm
Situated in the Bundaberg Moore Park macadamia production zone, Project Missy comprises 71 hectares (ha) of established orchards planted to preferred varieties predominantly 741 and A203 varieties. The farm was planted across two years; 2017 and 2018. The average age of trees is 7.5 years (as of June 2025).
The farm comprises two separate blocks located less than 1km apart connected by sealed road - providing excellent access in all weather. Infrastructure includes a recently built machinery shed and two irrigation pump sheds. Plant and equipment required to operate the farm can be included at the buyer's discretion - a list will be provided upon request.
Both blocks were used for small crop production prior to their conversion to macadamias.
Irrigation is supplied through the Sunwater irrigation scheme. The sale includes 286ML of scheme water equating to 4ML/ha. The orchards have been converted to sprinkler irrigation with pressure adjusting main lines and sprinklers.
The macadamia trees are planted on a 9m row spacing, with a planting density of 325 trees per hectare. The wider row spacing helps to control tree height and promotes good light penetration throughout the tree, well into mature production.
The macadamia orchard is approaching mature production and has been performing well for its age with production in 2023 and 2024 of 115MT and 188MT of nut-in-shell (NIS) respectively. This equated to 1.62MT/ha at age 5.25 years and 2.65MT/ha at age 6.25 years (average mid-harvest age).
The 2025 harvest is expected to see a further lift in production. Information on this year's harvest will be provided in real time to interested parties.
216 Hoods Road is an ideal entry-level macadamia farm. They are also farms that could be easily bolted onto an existing portfolio located in the Bundaberg region.

HIGHLIGHTS INCLUDE
Ideal soils and climate for macadamia production An ideal climate for macadamia trees to thrive, good soils in which to plant and secure water to support high and consistent production have made the Bundaberg region a macadamia powerhouse accounting for well over 50% of macadamia production in Australia and ~8% globally.
High quality orchard Well-maintained 71ha macadamia orchard planted to preferred varieties, including 741 and A203. Average tree age of 7.1 years with strong early production. The orchard has been well set-up, with trees planted on a 9m row spacing to allow for ease of management and reduced pruning until trees are well into mature production. Based on performance to date the farm should achieve top quartile mature yields.
Secure water supply Irrigation water for the property is sourced from the Sunwater Irrigation scheme. Access to secure water supply has been a key factor in the expansion of macadamia plantings in the Bundaberg region, helping it to become one of the world's most important production regions for the industry.
Plant & equipment and farm infrastructure - Project Missy does not include extensive farm infrastructure and the purchase of P&E is optional This makes the farm an ideal bolt-on to an existing portfolio, allowing your P&E, infrastructure and workers to be spread over more hectares for improved efficiency.
Profitable farm Based on historical performance, the farm was already very profitable at the 2024 NIS price. A higher NIS price in 2025, coupled with lifting production, should see the farm deliver a strong profit outcome in 2025 and beyond.
