White Sands Estate: Tasmania's $20m coastal jewel hits the market

One of the beachfront jewels of Tasmania’s glittering east coast – a sprawling 250-hectare tourism, hospitality and vineyard destination –  could soon welcome a new custodian.

White Sands Estate has a front-row seat to nature, food, wine and culture in a tightly held pocket three hours’ drive north-east of Hobart, and is on the market with price expectations of $20 million-plus.

Wake to the sound of waves and uninterrupted ocean views at 21554 Tasman Highway, Four Mile Creek – between St Helens, the gateway to the Bay of Fires, and the penguin-dotted shores of Bicheno on the state’s famed Great Eastern Drive tourism trail. It’s close to Freycinet National Park, Wineglass Bay and Maria Island.

The estate boasts private beach access and ocean views.

The estate draws locals and international visitors alike with free RV parking, self-contained stays, and an on-site brewery, distillery and restaurant, plus a seasonally heated pool.

“An opportunity of this scale simply doesn’t come to the market,” says co-listing agent Tom Ryan of Knight Frank.

“Interest [is] likely to come from both domestic and international investors, especially given the global [renown] of the White Sands Estate.”

The serene estate sits on a secluded parcel of 250 hectares.

The property’s hospitality offerings, which also include a cellar door and tasting room, are located in a 3254-square-metre two-level building that offers versatile indoor and outdoor spaces that have hosted events from beachfront ceremonies to garden parties.

“Surrounded by untouched coastal habitat, open skies, and rugged mountain ranges, this is more than a tasting room – it’s an experience,” the White Sands Estate website reads. “Guests can enjoy our full range of handcrafted beers, wines and spirits, offered on-site.”

Guests can take a dip in the heated pool.

Guests can choose from 19 self-contained villas or larger group lodges featuring six individual rooms and shared living spaces.

The estate is being offered for sale by long-time owner and operator John White, an entrepreneur with interests in manufacturing and motorsports, with an expressions-of-interest campaign run by Ryan alongside Josh Hart of McGrath.

The IronHouse brewery and distillery produce craft beers, gins and more.

Hart describes the property as a once-in-a-generation opportunity, given that “limited large-scale coastal holdings remain”.

“This position offers exceptional potential for continued tourism growth, high occupancy performance and long-term value creation,” he adds.

Ryan says buyers will be able to leverage the existing business’s success and take it to the next level.

“While the estate is a very successful venture with the existing significant infrastructure, the large-scale site offers multiple future development uses, including eco-tourism, resort or residential uses, as well as events and functions and commercial.”

Tasmania’s east coast is one of the most beautiful and accessible stretches of the island – a string of pristine beaches, national parks, cool-climate vineyards and charming seaside towns. The Great Eastern Drive tourism trail roughly stretches from Orford in the south to St Helens and the Bay of Fires in the north, and is well-known for kayaking, hiking, rock climbing, and scenic cruises.

White Sands Estate is for sale via an expressions-of-interest campaign closing at 2pm on Thursday, November 20.
