Trackside Mount Panorama property hits the market just in time for the Bathurst 1000

A listing sure to rev the engines of Australia’s motor racing enthusiasts has hit the market just in time for the pinnacle of Australia’s motor racing calendar.

Sharing a border with 288 metres of trackfront along the Mount Panorama Circuit’s Conrod Straight, Lochinvar is being sold for the first time in 33 years.

The Bathurst 1000 – the event synonymous with the Mount Panorama race track and considered by many to be Australia’s most significant annual car race – kicks off on October 10, with some of the country’s most well-known drivers set to zoom past the property’s landscaped gardens.

“It’s the perfect spot to watch the race,” said listing agent Louise Ireland.

Currently operating as a bed and breakfast, the property at 448 Conrod Straight is unique among properties in the vicinity of the famous racing circuit.

“Lochinvar is the largest privately held block of land on Conrod Straight,” Ms Ireland said.

The property currently consists of a four-bedroom main residence and three two-bedroom guest cottages.

Another unusual aspect is the property’s 24/7 unimpeded access during races as residents and guests at other properties are subjected to the same checkpoints as general spectators, according to Ms Ireland.

“This property is unique as it has the benefit of 24-hour unrestricted second access off College Road.”

Ms Ireland didn’t provide a price guide for the forthcoming auction, only stating that the 36-hectare property was ” truly a once-in-a-lifetime opportunity”.

She said the listing would likely be popular with a variety of buyer groups with potential to expand the property’s current tourism functions, subject to approval.

“Lochinvar represents a enormous commercial development opportunity for tourism and hospitality,” Ms Ireland said.

Under the property’s current RU2 Rural zoning, future uses could include a camping ground, caravan park or restaurant.

A new operator could also choose to continue the current bed and breakfast operation, which has been running for 22 years.

Bathurst might be best known for its motor racing, but Ms Ireland said its proximity to Charles Sturt University, local wineries and a full calendar of tourism events meant that visitors frequented Lochinvar year-round.

She said the city’s BMX track and velodrome had been attracting many cyclists to the region.

The city is set to host a round of the UCI BMX Supercross World Cup in February 2020, the first time the event has been held in Australia.

Lochinvar is scheduled for auction on Friday, November 22.
