The property that houses Bryon Bay's Top Shop cafe, and the adjoining home, hits the market for $5.5 million

Ask any Byron Bay local where their favourite go-to is for good coffee and a delicious brekky or lunch, and they’ll likely point you in the direction of the Top Shop.

Sitting on a hill in the heart of Byron’s coveted “golden grid”, the corner cafe is a favourite of this popular coastal town, even among its more high-profile residents.

“Chris Hemsworth and his family can be seen there at least once a week, when in town, hanging out on the lawn and enjoying a meal,” said Pacifico Property’s Christian Sergiacomi.

And in what is typically a tightly held pocket of town, the whole corner block, including the building in which the Top Shop operates (the business is not for sale) as well as its adjoining, luxurious four-bedroom home, has hit the market.

“Everyone wants to be in the golden grid, as well as be near the famous Top Shop cafe, so to own the entire site is like a perfect combo of the two,” Mr Sergiacomi said.

The annual income from the cafe of $116,000, with an annual rent increase of 5 per cent for the next four years of the lease (there is an option to extend the lease beyond that), would help offset the mortgage repayments on the $5.5 million price guide.

Having been described as a “commercial and lifestyle opportunity rolled into one”, the connected two-storey residence carries its own appeal.

Downstairs, there are three bedrooms and a bathroom flowing outdoors to a courtyard and pool, accompanied by an oversized home office or gym; while upstairs, there is a main bedroom, bathroom and an open-plan kitchen, living and dining room with views of Byron’s township and Mount Warning.

According to the listing the house can be divided into two separate living zones, with a three-bedroom residence on the ground floor, and a seperate penthouse above.

“There’s an opportunity to Airbnb downstairs, or holiday-let the entire place,” Mr Sergiacomi said. “Combine this with the existing Top Shop lease, and there’s great potential for two passive incomes.”
