Island in NT famous for attracting local crocs listed as unique Top End holding

A privately owned island in the Northern Territory’s Top End, surrounded by the territory’s famous barramundi and saltwater crocodiles, has been listed for sale at $1.5 million, offering one of the most unique lifestyle and tourism investment opportunities to reach the market in years.

Known as Goat Island, the 10-hectare private holding sits within the Adelaide River system near Marrakai, with access available by boat or helicopter from the Adelaide River boat ramp near the Jumping Croc Centre.

The sale includes a fully established off-grid hospitality operation, complete with accommodation and lodge facilities.

The island spans just over 10 hectares and includes a landing pad for helicopters and walking trails.

A massive deck provides panoramic views over the Adelaide River, including views across a popular crocodile basking area known as one of Casey the Croc’s (local crocodile) favourite spots.

The island also includes four guest rooms, each air-conditioned with private en suites and balconies, allowing the property to function as an established boutique accommodation business.

Infrastructure is already in place to support full off-grid operation: a generator system powers the island independently, and a pontoon-style boat dock provides ramp access directly to the main lodge. Walking trails span the island, and a cleared space is also available for helicopter landings.

The property is about 20 kilometres from the Adelaide River boat ramp, approximately 20 minutes from the Stuart Highway turnoff, placing it within reach of Darwin’s broader tourism corridor while still offering complete seclusion.

Hayes said early enquiries had already come from local and offshore parties.

“We’ve seen enquiries from both domestic and international parties who recognise the uniqueness of the asset and are drawn to its potential,” he said.

“While it’s not a volume-driven listing, the quality of enquiry has been very encouraging.”

Crocodile
The island is well known as croc territory.

The eventual purchaser is expected to have both a personal connection to the territory and a long-term outlook.

“We expect the buyer to be someone that loves the territory and everything it has to offer,” Mr Hayes said.

“This could be a private buyer looking for a truly one-of-a-kind holding, or an investor with a vision for future development.”
