
Teeing up a rare deal: Pacific Dunes golf course listed for sale
A championship golf course ranked among Australia’s best has hit the market in the NSW tourism hotspot of Port Stephens, with expectations of more than $3 million.
Pacific Dunes is a sprawling 73.4-hectare golf and leisure property at Medowie and is being offered for sale via an expressions-of-interest campaign, managed by Colliers agents Peter Macadam and James Wilson, that closes at 4pm on June 24.

In the fast-growing Port Stephens region, the property includes an 18-hole, par-72 championship golf course by acclaimed designer James Wilcher, alongside a modern clubhouse with a golf shop, the Greenhouse restaurant, a bar and a 200-seat function facility.
Additional amenities include a geothermal swimming pool and tennis courts, further strengthening the property’s appeal as a broader lifestyle and tourism destination.
Macadam says opportunities to acquire golf assets of this scale are increasingly rare.

The course weaves through wetlands, lakes and mature angophora and swamp mahogany forest, making it a scenic experience as well as a challenge for golfers.

The sale comes amid growing investor interest in alternative leisure and experiential assets, particularly those that sit in established tourism corridors and benefit from multiple income streams.
Located near Newcastle Airport, which recently expanded its international flights, Pacific Dunes also benefits from connections to Australian cities and increased visits to the wider Hunter and Port Stephens regions.
The Hunter Region’s strong population growth and ongoing infrastructure investment are expected to further support long-term demand for tourism and recreational assets like Pacific Dunes.
