
Sydney cattle farm hits market with $700 million price tag
Garfield Pastoral Holdings has listed its 737-hectare Echo Vale landholding in Sydney’s Marsden Park – with a price tag of $700 million.
Located about 45 kilometres north-west of the Sydney CBD, the property has operated as a cattle grazing and breeding operation for the past three decades.
With a developable area of 128.7 hectares, it can accommodate about 594,450 square metres of future residential floor space with an estimated end value of $3 billion (subject to planning approvals), according to the CBRE agents managing the sale.
“Echo Vale represents the largest remaining industrial development opportunity of its kind within the outer north-west precinct,” says Cameron Grier, CBRE regional director, Pacific, leasing and sales industrial and logistics
“The site’s direct frontage to Richmond Road, access to the M7 motorway and connection to a range of major infrastructure projects position it at the centre of Sydney’s next phase of industrial and logistics growth.”

The land originally formed part of a broader pastoral holding linked to the former Riverstone Meatworks, which William Angliss acquired in 1919 before it passed to the British Vestey family in 1934.
The Vesteys operated the meatworks and surrounding grazing land before divesting holdings through the late 1980s and 1990s, with parts transformed into residential communities like Winsor Downs.
