
Sydney and Melbourne industrial lease bonanza, and a dash of retail
Custom Bus Asset Management has secured a large 20,700 square metre industrial facility in St Marys in Sydney’s west on an eight-year lease within seven days of first inspecting the site.
The property at 18-30 Vallance Street consists of a 9765 square metre modern office and a high-clearance warehouse.
CBRE’s John Micallef, Moshe Greengarten and Shaun Timbrell negotiated the lease on a net annual rent of $105 a square metre.
Rowdy Rouse Hill
Covercraft Pacific Australia has agreed terms on a 1294 square metre office/warehouse at 2/6 Money Close, Rouse Hill in Sydney’s north west, over a five-year lease with options.
The company needed more space to accommodate an expansion, and had opted for the new unit within a complex of four. The site has parking for heavy vehicle access.
Bawdens Industrial’s James Zerefos closed the deal for a private landlord, at a gross annual rent of $166,820.
Two in one
Monitor Industries and LeBLANC have leased two newly built industrial units at 9 Brumby Street in Seven Hills in Sydney’s west.
Monitor Industries signed up for the 755 square metre unit no. 1 while LeBLANC has inked a deal on the second 696 square metre unit on three and five-year leases respectively. The net annual rent for both deals is $145 a square metre.
The properties have nine-metre clearance warehouses, open-plan mezzanine office accommodation and on-site car parking.

Hardstand for cars
P2P Transport has leased a 1700 square metre hardstand area at 3-5 O’Riordan Street, Alexandria in Sydney’s south, from a private owner for a gross annual rent of $127.06 a square metre.
The one-year lease will accommodate car storage.
JLL’s Edward Washer marketed the property.
New digs
Learning With Technologies will move into a newly leased 662 square metre office/warehouse at 13 Terracotta Drive, Blackburn, after agreeing terms on a gross annual rent of $139 a square metre.
Colliers International’s Richard Wilkinson and Andrew Chrapot negotiated the three-year deal for landlord Hallaben, the trustee for FWD Vehicles Staff Superannuation Fund.
Bigger and better
In Adelaide, Complete Pest Control has signed a new five-year lease with options for an office/warehouse with parking at 103 King William Road, Kent Town, to accommodate an expansion.
The 1049 square metre property was leased at a gross annual rent of $200 a square metre.

New home
Photography and audio-visual equipment supplier Offshoot Rentals will relocate to a multi-purpose modern warehouse at 7 Kerr Street in Preston, Melbourne, after leasing the property through Gray Johnson’s Rory White.
The five-year lease with options was struck at a net annual rent of $117 a square metre.
The 408 square metre high internal clearance building will be leased with an 4 per cent annual rent increase and a one-month rent free incentive.
The property is a modern tilt slab concrete building with a secure fenced yard, parking but has no office space.
Zipping along
Instant boiling water system manufacturer Zip Industries has committed to a 1661 square metre industrial property in Melbourne’s Hallam over a five-year lease.
The company took out the lease for part of 59-65 Wedgewood Road at a gross annual rent of $82 a square metre. It comes with an office refit and a high-quality showroom.
Savills’ David Kalb and Kosta Filinis and Crabtrees Real Estate acted for a private landlord.
And in Melbourne retail…
Restaurant Bangkok Terrace will open its doors at a newly leased retail property at 98 Bourke Street in the Melbourne CBD after agreeing to a gross annual rent of $200,000.
The three-level freestanding building with 90 square metre floor plates will be home to the restaurant’s second outlet in Melbourne.
The business signed a five-year lease with options with a private landlord through CBRE’s Tan Thach, Zelman Ainsworth and Samantha Hunt.
High-end European-style menswear retailer Ciano & Roza will open its flagship store at The Colonnade, 542 Chapel Street, South Yarra in Melbourne, after striking a deal to lease the 96 square metre property at an annual rent of $100,000.
