Six cheap country pubs in Australia for sale right now

Pubs and hotels are still some of the most popular investments around and if you want to be the next pub baron – a la Justin Hemmes – but don’t have an unlimited line of credit, or are just thinking of running a business in a friendly town, it can pay to look outside capital cities.

Here are six country pubs that could tempt you to leave the big smoke.

Possibly one of the cheapest pubs for sale anywhere in the country, the leasehold of Grand Hotel, with six years remaining, is on the market for an absolute steal at $65,000.

Taking the reins of this watering hole would require a move to the small town of Biggenden, on the Isis Highway 339 kilometres north-west of Brisbane, and 84 kilometres west of Maryborough.

It’s the only pub in a town of about 600 people.

As well as the main bar, the establishment has seven accommodation rooms, a beer garden and a bottle shop.

Visited by a consistent flow of “grey nomads” and fishing enthusiasts, the Royal Hotel on the banks of the Lachlan River about 500 kilometres west of Sydney is on the market for $350,000.

No renovation work needs to be done – the hotel has been newly painted with a bright interior and a refreshed facade as well as new carpet, tables, chairs and bar stools.

There’s also potential to expand the revenue with an attached small convenience store which stocks the basics, and a large paddock included in the sale.

Located in the Flinders Ranges, the Boleroo Centre Hotel is on the market for $320,000.

On a prominent corner block in the centre of town the stone hotel, with cosy verandahs, dates back to 1883 though the interiors are in much newer condition.

It has a long-term lease in place returning $36,900 – or 9 per cent – a year.

This heritage-listed gem was built in 1895 in Wagin, about two hours south-east of Perth.

It is on the market for $495,000 and features 21 rooms, a four-bedroom manager’s residence and separate two-bedroom apartment which rents out for $300 a week.

There is also a large games room, carport and commercial kitchen, all on a 2354-square-metre block in the heart of town.

In the Northern Tablelands of NSW the two-storey Royal Hotel is on the market for $550,000.

The quintessential country style pub has a strong local following, being the only watering hole and licensed takeaway bottle shop in the old mining town.

It’s located on a 2555-square-metre block with a grassy outdoor beer garden and a barbecue.

As well as the five carpeted guest rooms, there is a three-bedroom manager’s residence included.

Built in 1939, the unique Koumala Hotel is in the heart of this one-pub town on the Bruce Highway just south of Mackay.

The pub is adorned with interesting decorations and artefacts such as a pig’s rear.

The classic Queenslander-style hotel has 12 airconditioned rooms, a games room, covered beer garden, kitchen and bottle shop and is on the market for $1.15 million.
