Relocation puts UK-based firm on a new wicket in East Melbourne

Expanding company SLR Consulting is relocating its Melbourne office to East Melbourne.

The UK-based environmental consultancy will have views over the MCG parklands from the 592sq m 11th-floor space at 176 Wellington Parade.

Colliers International’s Tom Rothel, Damien Adkins and Ash Dean negotiated the five-year lease for Vantage Property Investments in a deal worth about $480 per square metre net.

Mr Rothel said the tenant was drawn to the accessibility of East Melbourne and its benefits as a city fringe location.

Big-name neighbours

Optical Solutions Australia has taken a five-year lease on a 922-square-metre office-warehouse in Port Melbourne.

The network solutions and distribution company will pay $170,000 per annum at 3/30 Prohasky Street in a deal negotiated by CBRE’s Guy Naselli and Ben Quennell.

The building area includes a ground-floor showroom, first-floor office and clear-span warehouse. High-profile neighbours in the complex include Lorbek Luxury Cars.

Global presence

International engineering company Laing O’Rourke has leased 2202 square metres of office space at a refurbished building in Mont Albert, in Melbourne’s east.

JLL’s Joshua Tebb, Mario Nobrega and Tim Sugar negotiated the three-year lease at 3-7 Hamilton Street on behalf of building owner Troon Group. The net rental is around $400 per square metre.

When Troon Group acquired the site, it had been standing empty since being vacated by The Salvation Army in 2010. Recent upgrades to the premises include new bathrooms, airconditioning, foyer and facade.

Civil arrangement

G&K Plant Civil Holdings Pty Ltd has signed a three-year lease for an industrial facility in Auburn, in Sydney’s west.

The civil construction company will pay $245 per square metre for the 775-square-metre building at 5 Everley Road in a deal negotiated by JLL’s Marco Chiodo and David Lidgard.

The free-standing warehouse on a site of 2300 square metres has a clearance span of up to 7.5 metres and access via four roller doors.

Open-plan appeal

Magnolia Administration Pty Limited has leased a 97-square-metre refurbished office suite opposite Sydney CBD’s Wynyard station.

Ray White Commercial’s John Skufris Suite negotiated the two-year lease at 300 George Street for a gross annual rate of $72,750. The landlord is LSC Santo Holdings Pty Limited.

The office space is on the ninth floor of the strata-titled office building Watson House. Mr Skufris said the tenant sought an open-plan space and had relocated from serviced offices.

Steel space

GNL Steel has a new industrial address in Sydney’s south-west.

Link Property Services’ Michael Mileto and Paul Mileto struck the deal for 1 Garner Place, Ingleburn, for a private investor owner.

The net rental for the 1842-square-metre property is $115 per square metre and the lease term is five years. The modern high-clearance industrial building has an awning and three-phase power.

Fit for finance

Foresters Financial has signed a five-year lease for a 466-square-metre office in Melbourne.

Knight Frank’s Adam Jones and Nick Sharkey brokered the deal for the space on level four at 417 St Kilda Road.

The rate was not disclosed but Mr Jones said net rentals in the area averaged around $440 to $460 per square metre.

“The high-quality fitout represented capital savings to the incoming tenant and minimal downtime from a relocation perspective,” he said.
