Idyllic Lake Conjola caravan park has hit the market

SeaChange Parks Lake Conjola is a recently modernised 94-site holiday park being offered for sale in one of the region’s more tightly held tourism destinations.

The park is being marketed as a perpetual Crown lease asset, with experienced staff available to assist with the transition for an incoming operator.

“Opportunities like this rarely come up,” said Sarah Hutchins, ResortBrokers, specialist accommodation broker, South Coast NSW.

“Lake Conjola is gorgeous – it’s where the crystal-clear water of the lake meets the ocean. It’s a popular getaway for people from Sydney and Canberra, both just a three-hour drive away.

“For the incoming owner, this is very much a plug-and-play opportunity, ready to operate from day one.”

The boutique park has undergone significant upgrades in recent years, including a six-month closure in 2024 to complete major civil works and infrastructure improvements, which cost the vendor $1 million and were aimed at future-proofing the asset.

“It provides an excellent foundation for the new owner to step in and make their own mark on the park,” said Hutchins.

These works included a new sewer drainage system, additional stormwater infrastructure and upgraded internal roads designed to better accommodate caravans and boats, a new reception area and a manager’s residence, along with new boom gates. The park has also remained flood-free during recent heavy rainfall events, unlike several neighbouring properties.

There is a combination of powered and unpowered camping sites, heritage cabins, semi-permanent accommodation and a lake house for guests to choose from. There’s also the additional selling point of a council-approved capacity for up to 40 additional cabins on undeveloped land within the park, with plans for two-storey cabins already available.

“An incoming owner could continue operating the park as it is or further develop the site to increase capacity and cashflow,” said Hutchins.

“Experienced operators will immediately recognise the value and opportunity on offer here. Savvy buyers will appreciate the capital works the vendor has completed, allowing them to step in and focus on next stages. The property is also likely to appeal to builders or developers looking to diversify their portfolio with a strong cashflow business,” explained Hutchins.

Located near the lake and coastline of Lake Conjola on the South Coast, the park is benefiting from a broader resurgence in regional drive tourism.

Tourism Research Australia data reported in 2023 showed that holiday accommodation occupancy across the region is nearing full capacity during weekends and peak holiday periods, with occupancy rates, average daily rates, and revenue per available room all exceeding pre-pandemic levels. More specifically, the South Coast recorded more than 5 million overnight visitors, up 11.7 per cent, while interstate visitation climbed 21 per cent.
