
Private Queensland island with airstrip, helipad and mainland base for sale
An off-grid private island with its own 900-metre airstrip, helicopter pad and aircraft hangar has hit the market on Queensland’s Fraser Coast, paired with a mainland waterfront base just two minutes away by boat.
“It’s hard to put a price on adventure and happiness,” says Ray White Commercial Pacific Group’s Jackson Rameau, who is marketing the deceased estate alongside Ray White Main Beach’s Matt Taylor.
A rare island holding with unmatched access
Toogoom Island at Lot 58 Esplanade, Burrum Heads, is positioned a short distance offshore from the seaside town of Toogoom and 15 minutes from the whale-watching famed Hervey Bay, offering two homes on a 23.2-hectare paradise playground – with all the toys thrown in too.

The island is being sold alongside its Toogoom support hub, a 5.25-hectare site at 1597 Pialba Burrum Heads Road, which includes a four-bedroom home and a custom-built barge landing.
The rare combination solves many of the logistical challenges associated with island ownership, allowing people, vehicles and equipment to move easily between the two properties.
The portfolio is being offered for sale via expressions of interest for the first time in more than 15 years, with Rameau acting on behalf of the deceased owner’s family.

Past newspaper reports suggest the island was associated with Count Desmond Oppenheimer and adventurer Robert “Aussie Bob” Wilson, though current agents are not commenting on previous ownership. Property data indicates the island last changed hands in 2011 for an undisclosed sum.
“It’s a genuine, one-of-a-kind opportunity,” Rameau adds.
“Freehold islands and remote style properties simply don’t trade often in Australia … and certainly not with this level of infrastructure, accessibility, and proximity to Brisbane, Gold Coast and K’gari Island.”

The campaign has already generated 121 inquiries within its first 72 hours, with interest ranging from technology entrepreneurs and marine industry operators to tourism groups, aerospace interests and both domestic and international buyers.
While agents have declined to provide pricing guidance, Rameau says the package is difficult to compare with other assets.
“It’s just so hard to price,” he says. “It’s not even just an island, it’s an island that’s so accessible.”
“It’s better than most of the northern Queensland islands that have croc territory and are very hard to access.”

Rameau says this combination of the island, its mainland base, barges, boats, vehicles and aviation infrastructure makes the property unlike most island offerings.
“If your family loves boating, camping, fishing, dirt bikes, and watersports, imagine being able to do all of this on your own island with gold-star accommodation,” he says.
Airstrip, helipad and fully off-grid infrastructure
Toogoom Island, positioned between the coastal towns of Toogoom and Burrum Heads, features a jetty, cleared foreshore beach spots, significant portions of natural vegetation, and two comfortable places to kip – with even the beds thrown in.

It combines two large off-grid homes connected by a central covered, entertaining hub across 700 square metres. There’s a main three-bedroom house and a separate two-bedroom guest stay, creating a flexible set-up for extended family stays or visitors.
Taking it to the next level, the island features a 900-metre private airstrip suitable for light aircraft, a concrete helicopter landing pad, a 240-square-metre aircraft hangar, and a barge landing, supported by a 350-square-metre tool shed to keep things tidy.

Extensive off-grid infrastructure includes two 30kW solar systems, a backup generator and almost 390,000 litres of water storage.
“The balance of the island remains largely undeveloped, comprising natural bushland interspersed with established clearings and internal access routes. The improvements are functional in nature and suited to private use, with infrastructure in place to support self-sufficient occupancy in a remote coastal setting,” the property’s marketing material reads.
The mainland property, positioned in a private setting with elevated vistas and a parkland backdrop, is also suitable for family living, with extra space to host guests.

It features a four-bedroom, two-bathroom home, a saltwater swimming pool, a large 180-square-metre shed with four roller doors to keep boats, cars and trailers, and a smaller 51-square-metre shed. It also comes with a custom-built 12-metre-by-five-metre concrete barge landing/boat ramp that provides direct access across Beelbi Creek to explore the ocean surroundings.
Surrounded by protected waterways and abundant marine life, the island also offers deep-water access for boating, fishing, jetskiing and other watersports, while remaining within easy reach of Hervey Bay Airport, which provides direct services to Brisbane, Sydney and Melbourne.

Agents say the owners meticulously maintained and improved both properties, with nothing left to do. The sale includes virtually everything required to operate, maintain and enjoy the island from day one.
The portfolio is being sold fully equipped, including an Argo Avenger eight-wheel amphibious vehicle, a John Deere tractor, a Suzuki quad bike, an Isuzu tilt-tray truck with a Hiab crane, two tinnies, kayaks, canoes and an extensive collection of Makita and Stihl equipment ranging from chainsaws and whipper snippers to drop saws and belt sanders.
The combination of boating, fishing, camping, dirt bikes and watersports has resonated with buyers seeking a private recreational retreat with room for extended family and guests.

A lifestyle playground with commercial potential
Prospective buyers are being shown the property “via land, sea or sky”, with inspections conducted by barge, boat, helicopter or light aircraft.
Asked what surprises visitors most when they arrive, Rameau says many are struck by how quickly they reach the island.
“Probably, how quick was that flight?” he says. “And blue all around.”
Taylor says the extensive infrastructure also presents broader commercial opportunities.
“From the private airstrip to the waterfront mainland residence, it’s ready for immediate enjoyment or strategic redevelopment into a tourism or eco-retreat venture,” Taylor says.

The island sits directly opposite Toogoom’s recently upgraded double-lane boat ramp and jetty, further underscoring its unusual accessibility for a private island holding.
Toogoom is home to more than 2500 residents, while nearby Hervey Bay – known globally for its humpback whale encounters and gateway access to K’gari – has a population of around 65,000 and is among Queensland’s fastest-growing regional centres.
