Bellarine wedding venue Oxley Estate listed for $6.5m
The owners of a recently established wedding venue on the bucolic Bellarine Peninsula in Victoria are hoping a buyer will say “I do” and buy the property as a going concern.
Oxley Estate, a freehold site, occupies four hectares of gently rolling countryside in the small town of Portarlington, about an hour’s drive from Melbourne or 20 minutes from Geelong.
The purpose-built wedding venue sits among young grapevines and olive trees, with panoramic views of the surrounding district.
Since it was established four years ago, the venue’s reputation has grown steadily, with five weddings already booked for 2027, according to Tourism Brokers agent Reg Partington.
“The word ‘potential’ is overused in real estate, but here, it really applies,” Partington says. “The property is just starting to come into its own.”
Prospects include productive harvests from the grapevines and olive trees, which have been too young to yield significant fruit until now.
A local winery is already on board to manage that process and has so far produced a small quantity of Oxley Estate wine, Partington says.
The property is also suitable for conferences and corporate events, further broadening its revenue potential. AV equipment, high-speed Wi-Fi and ample on-site parking are available.

Oxley Estate can host up to 200 guests for day events. Wedding-goers and conference attendees can also stay in on-site accommodation, with space for up to 50 people.
Comfortable guest rooms, spacious suites and several free-standing houses offer lodging for groups of different sizes, and individuals can also book accommodation when the property is not used for events.
Overnight guests can stroll the grounds, swim in the on-site pool or tee off at the adjoining Portarlington Golf Club. Donkeys, alpacas, goats and sheep – plus a cat named Bella – add farm charm. The ocean is less than a kilometre from the property.
Catering is currently sourced from nearby kitchens, rather than being prepared on site. A new owner could choose to expand the property’s on-site food-preparation facilities.

The Bellarine Peninsula has traditionally drawn holidaymakers from Melbourne, but in recent years more sea changers and retirees have begun relocating there, Partington says.
“That influx has helped the area establish great restaurants and all the services of the city,” he says.
The town of Portarlington is renowned for its mussels, picturesque waterfront and a cluster of cool-climate wineries.
“It is a beautiful little spot and the ideal base for a special event,” Partington says.
The property’s vendors, a couple, have decided to sell due to a change in life circumstances.
“They’ve just become grandparents, and their family is overseas, so they’re looking to lead a more flexible lifestyle,” Partington says.
Oxley Estate is listed for sale for $6.495 million.
