
Olympic Park gateway megasite for future housing hits market
A greenlit future housing project at the gateway to Sydney Olympic Park has hit the market.
Located in one of Sydney’s fastest-growing and best-connected urban renewal precincts, the rare, approved development site at 29 Carter Street, Lidcombe, awaits transformation into 411 apartments, eight shops, and a 100-place childcare centre.
The 13,814-square-metre freehold landholding – known as Zone 3CD – sits 14 kilometres west of the CBD or about a 30-minute drive.
Knight Frank is marketing the site on behalf of vendor Australia YMCI (AYMCI), a real estate company specialising in construction, design and development for apartments and homes.
The shovel-ready mixed-use development will be built across three buildings designed by architects Kann Finch.
The project is strategically located within the NSW government’s Carter Street Priority Precinct, just nine kilometres from Parramatta.
Billions of dollars in infrastructure investment are planned for the area, including the future Sydney Metro West station, Parramatta Light Rail Stage 2, and new schools and parks.

The project delivers 40,217 square metres of floor space, with future uplift potential for up to 500 apartments (STCA), making it an attractive opportunity for both build-to-sell and build-to-rent developers.

The Carter Street Priority Precinct is projected to deliver a 6-Star Green Star Community with 10,700 new homes by 2030 and more than 100,000 square metres of retail space, creating 34,000 new jobs.

Olympic Park, officially named Sydney Olympic Park, was purpose-built for the 2000 Summer Olympic Games.
Originally an industrial area in Homebush Bay, it underwent a massive transformation in the lead-up to the Olympics, with the NSW government redeveloping it into a world-class sporting and entertainment precinct.
It hosted most of the major Olympic and Paralympic events in 2000, including athletics, gymnastics, swimming, and the opening and closing ceremonies at what is now Accor Stadium. It’s now a key part of Sydney’s urban growth and renewal strategy.
More than 5000 events are held at Sydney Olympic Park each year, including the Sydney Royal Easter Show, AFL and rugby games.
