Neighbours unite to offer four landholdings as one big opportunity in Brisbane

A joint decision by savvy neighbours has resulted in an amalgamation of four landholdings that represent the biggest site for sale in the Brisbane area, according to selling agent Colliers International.

The 1.9-hectare underdeveloped site with District Centre 1 zoning is in the middle of the prosperous middle-ring suburb of Stafford, 6 kilometres from the Brisbane CBD.

Guy Stafford and Philip O’Dwyer are marketing a 9239-square-metre site at 240 Stafford Road via an expression of interest campaign that closes on May 5.

Mr Stafford said the neighbouring lots at 280 Stafford Road (5514 square metres), 274 Stafford Road (3655 square metres) and 264 Stafford Road (564 square metres) are also available to be secured as part of the EOI campaign.

The zoning allowed a variety of uses including medium- to high-density residential, large-scale retail and retirement living with aged-care facilities.

“All of the owners recognise that selling together as a united group could achieve higher rates than on the individual basis,” Mr Stafford said.

“And with the amalgamation of all sites, we believe that this is the largest under-developed site with a District Centre 1 Zone designation in the wider Brisbane area.

Potential buyers were likely to be commercial and residential developers as well as passive landholding investors who recognised the scarcity value of a property holding such as this.

“Most interest for 240 Stafford Road to date has been from local investors and developers with a good deal of inquiry coming from Sydney and Melbourne-based firms who are looking at developing the site for retail and aged care,” Mr Stafford said.

“There is still time for groups to inquire. The value lies in the scope of the site – there is nothing currently available in the inner city of this size.”
