An iconic live music venue in West End is on the search for a new player
The Bearded Lady served as one of the most recognisable music venues in West End and now, after a decade of entertaining local punters, the character-filled property is seeking a new tenant.
The venue was an important launchpad for local and emerging artists of Brisbane, regularly hosting a wide range of live music performances, poetry, burlesque and creative events that gave artists their first chance on the scene.
Dating back to the early 1900s, the building spans 218 square metres and retains many of its original architectural features, adding to its appeal for operators seeking character and a strong local identity.
First National Commercial’s Michael Koukides said the property’s individuality was what set it apart in a market increasingly dominated by modern builds.
“138 Boundary Street stands out from the crowd due to its character and high exposure as a shopfront in West End,” Koukides says.
“It’s a freehold property with real flexibility of use, featuring exposed timber floors and beams, a deep verandah and an awning that extends to the footpath.
“That kind of instant street-level charm is something modern shopfronts simply don’t offer, and it’s becoming increasingly rare.”
According to Koukides, interest in the property has been strong since launch.
“We’ve had a large number of enquiries from the general public. There’s interest from hospitality and business operators looking for iconic or high-traffic locations, with a mix of established local tenants and national franchises showing interest,” he explains.
The versatile layout includes an existing bar, kitchen, three bathrooms and three separate entrances for access. Flexible mixed-use zoning makes the site well-suited to a range of tenants, from bar operators to boutique retail and creative industry operators.
“Hospitality and retail vendors are the most likely tenants — bars, cafes and creative operators who can really make the most of the building’s personality and street presence,” Mr Koukides said.
West End’s enduring popularity as a music destination continues to underpin demand for properties like 138 Boundary Street. Known for its eclectic mix of independent retailers, markets and cultural venues, the suburb draws steady foot traffic from early morning through to late evening along with weekend venturers.
“West End offers a rare mix of constant foot traffic, a strong local community and a vibrant cultural identity. Its character buildings give venues personality, and its proximity to the CBD, South Bank and major transport links makes it easy for customers to visit. It’s exactly the kind of authentic environment where cafes, bars and boutique operators can thrive,” explains Koukides.
