Mountain Culture’s Richmond brewpub offers investors a strong tenant and a pint
On Murphy Street in Richmond, Mountain Culture Beer Co is a popular gathering spot where you can have a pint brewed on-site and order food from the smokehouse kitchen. Now the freehold beneath the Melbourne brewpub is on the market, with the brewery set to stay.
Mountain Culture began in Katoomba in 2019 and has grown to five venues across NSW, Victoria and Tasmania. Its Richmond location is a working brewery, pub and restaurant, serving beer made on the premises alongside smoked meats and pub food.
Pat Cummins backing and expansion
The brewery has a high-profile backer in Australian cricket captain Pat Cummins, who joined Mountain Culture as an investor in 2024. The pace bowler grew up in NSW’s Blue Mountains, where the business began, giving him a connection to the brand’s roots.
“It’s got a strong following,” Tom Maule of Gorman Commercial Real Estate says of the beer brand. “It started with a husband and wife duo making beers in their backyard, and now they have five venues including Katoomba, Emu Plains and Redfern in NSW, Richmond in Victoria, and Hobart in Tasmania.
“They’ve made a huge impact on the industry.”
Mountain Culture describes Murphy Street as its Melbourne home, with a changing tap list that updates weekly. Its beers range from hazy, hop-forward pale ales, including its flagship Status Quo, to small-batch releases brewed on site.
Site specifications and layout
The property itself has a substantial footprint for an inner-city hospitality venue. The landholding covers about 1000 square metres, with more than 22 metres of frontage to Murphy Street and a total building area of 1313 square metres. Inside is a large ground-floor bar and open kitchen, a first-floor function room, staff offices, brewing facilities and storage.
Before it poured beer, the building was a stainless-steel workshop. Its transformation began under previous occupant Fox Friday, which commissioned architects to turn the industrial building into a brewery and taproom. Completed in 2023, the renovation introduced a retractable roof, a central fireplace and a glass wall that lets customers look into the brewhouse. Mountain Culture took over the venue in 2025.
The location puts the property within easy reach of Melbourne CBD and its outer suburbs, with multiple public transport options nearby, including trains, trams and buses.
Tenancy terms and rental returns
Maule points to the investment as a strong opportunity thanks to the reputable tenant.
“Mountain Culture has signed a 10-year lease with two five-year options and has an advertised passing income of $370,967 a year, plus GST and outgoings, with annual rent reviews,” he says.
“Those terms give prospective buyers a defined income stream from a well-known tenant.”
While it’s only been on the market for a couple of weeks, the response has been steady so far.
“We’ve had a good response, with interest from both local and interstate investors who are looking for a strong return,” Maule says.
