Sites like 140‑160 Harbour Esplanade don’t come along very often in the Docklands market anymore. The landmark 20,695-square-metre development site, featuring 260 metres of frontage along Harbour Esplanade and direct adjacency to Marvel Stadium, is available for a visionary investor.
Co-listed by Cushman & Wakefield on behalf of Development Victoria and the Australian Football League, the property is being offered for sale via expressions of interest.
The site’s approved master plan provides scope for an integrated development of up to 181,730 square metres of gross floor area, offering flexibility for residential, commercial, retail, or hotel uses.

The property’s scale and positioning make it well-suited for a flagship development that could include office space, a hotel, build-to-rent apartments, or entertainment-focused offerings that complement the stadium next door.
