
Large-scale Langhorne Creek vineyard with water security hits market
A substantial 407-hectare vineyard holding in South Australia’s Langhorne Creek region, known as Marandoo Estate, has been listed for sale.
The estate spans 11 certificates of title, including around 271 hectares of established vineyard planted to a mix of red and white varietals. The offering also includes a suite of operational improvements such as large machinery storage, workshops, fuel storage, pump sheds and irrigation infrastructure, as well as two on-site residences, providing a ready-made platform for continued vineyard production and lifestyle change for the new owners.
Water security is a defining feature of the holding, supported by multiple entitlements totalling approximately 660 megalitres per annum, a 200-megalitre storage dam and private pipeline infrastructure capable of servicing intensive horticulture or diversified agricultural use.

Colliers national director of agribusiness transactions Tim Altschwager said the estate’s combination of land scale and water security would appeal to buyers seeking a redevelopment platform in a region with strong long-term production credentials.
“Marandoo Estate is fundamentally a major water and land asset providing a fantastic opportunity as a redevelopment play,” he said.
“The combination of pipeline access, pumping capability and significant on‑farm storage provides exceptional water reliability. Buyers have the freedom to maintain vineyard operations, transition into high‑value horticulture, or redesign the property entirely. Few assets offer this level of security and optionality.”

Improvements across the holding include multiple dwellings, implement sheds, workshops and irrigation infrastructure, providing a ready-made operational base capable of supporting continued vineyard operations or transition into alternative uses.
