
The Bush Pig Inn in Jackass Flat may be the most Aussie property on the market
Inspired by the outback pubs of the Northern Territory, the Bush Pig Inn – more conveniently located in Jackass Flat, near Bengigo, Victoria – is one of the most uniquely Aussie commercial properties to hit the market in years.
Set on a four-hectare site on the fringe of the city, the long-running venue is now being offered for sale via an expressions-of-interest campaign.

Listing agent George Mercieca of ARPBS says the property’s origins trace back to a former Northern Territory worker who returned from the set of Crocodile Dundee, where he was part of the crew, and wanted to create a similar pub to the iconic ones from the film.
“He brought that Territory style down here,” Mercieca says. “There’s memorabilia on the walls, the horse gear, and the name, of course.
“You wouldn’t see something like this come up very often – not in Bendigo, not in Victoria.”

The property has operated since the late 1980s as a friendly pub and also a popular space for live music, private functions and community events.
The tenancy is also up for grabs, which means that it will either come with vacant possession or with an operator in place.
The expansive site includes indoor and outdoor entertaining areas, a stage for live performances, an open fire pit and pizza oven, and ample on-site parking. There’s also a business on the property that sells metal detectors to local prospectors.
The property’s liquor licence extends across the broader site rather than just the building footprint, providing flexibility for large-scale events and outdoor activation.

Zoned Low Density Residential, part of the land could be subdivided into residential lots, subject to council approval, adding a development upside.
Interest in the property has come from both developers and hospitality operators, with some prospective buyers looking to enhance the existing offering while retaining its identity.
The existing clientele add to its attraction as an investment, Mercieca says.
“There’s already a strong customer base – it’s a real community hub,” he says. “It’s somewhere you can go and have a meal, without inflated prices, and everyone is welcome.”
