Tightly held Roleystone orchard sparks investor interest
The orchard has been in the Cosotti family for generations.

Historic Roleystone orchard hits the market with fruitful prospects

The long-held Casotti family orchard, Raeburn Orchards Aggregation, has been listed for sale, beckoning a new custodian to continue the longstanding legacy of fruit production in the Perth Hills.

Set across three freehold land titles totalling 41.86 hectares, this productive orchard has been in continuous operation since 1948, passing through generations of the family. Over the decades, its fertile Roleystone soils have produced harvests of nectarines, apricots, mangoes, figs, pears and avocados.

The Casottis expanded their operations in 1961 with an additional orchard on Chevin Road, and again in 1998 with the acquisition of a Jarrahdale orchard, which they sold in 2020. Now, after more than 75 years of stewardship, the family is preparing for retirement and offering their long-held Roleystone property to the market for the first time.

Production includes nectarines, apricots, avocados and oranges to name a few.

At the heart of the offering is 176 Chevin Road (Lot 114), a 12.77-hectare parcel featuring a renovated double-brick three-bedroom, two-bathroom homestead with open-plan living, a large games room, and a generous entertaining patio with an outdoor kitchen. The orchard’s operations are supported by nine groundwater bores feeding two storage tanks, while its triple road frontage to Chevin Road, Peet Road and Stony Brook Lane delivers exceptional future subdivision prospects.

Across the road, 4 Raeburn Road (Lot 111) spans 7.53 hectares and includes an original three-bedroom, one-bathroom cottage historically used for seasonal staff. The parcel also features an expansive roadside shopfront with cool rooms, sheds, a workshop and the thriving cafe tenancy Coffee at The Shed, which operates daily from 6am to 2pm. It also boasts a scheme water connection, seven groundwater bores and prominent frontage to Peet and Raeburn roads.

The property includes three freeholds spanning 42 hectares.

Completing the package is 10 Raeburn Road (Lot 96), set on a 1.6-hectare holding, with a double-brick, four-bedroom, two-bathroom home, a below-ground pool, a twin-gabled patio, machinery shed, and a scheme water connection. The residence is currently leased to long-term tenants until July 2026, providing immediate rental income.

The orchard is a favourite among visitors who come to snap pictures of the rolling hills and post on Instagram. Visitor numbers peak during the Persimmon Harvest Festival in autumn, but the property also benefits from being open year-round for ticketed orchard walks.

“We have received an abundance of enquiries since launching this property,” Morris says. “Potential buyers range from professionals to young farming families, property developers, land-banking investors, and institutional asset managers. Any of these may become the successful purchaser.”

With metropolitan Perth just 35 minutes away, the property’s proximity to expanding residential corridors is drawing strong attention from developers and investors seeking long-term potential.

“This property is an exceptional investment opportunity with fertile soils, excellent water, solid infrastructure, and scale on Perth’s doorstep,” Morris says. “It has big subdivision potential, being very close to residential expansions.”
