Guy Grossi leases new restaurant space on Flinders Lane

Renowned Melbourne chef Guy Grossi has joined the trendsetters on Flinders Lane after leasing a 160-square-metre retail space that will serve as the flagship premises for a new food concept.

The new eatery, to be known as ‘Pezzo’ – after a 48-hour fermented pizza dough pocket filled with different fillings – is due to open in September at 88 Flinders Lane at the back of premium office tower 101 Collins Street.

Mr Grossi has hired interior architects Zwei to design the fitout with Red Robyn Design assisting on the branding.

It is understood Mr Grossi has struck a long-term lease for the new store at 88 Flinders Lane. Rents on Flinders Lane range from around $1000 a square metre to as high as $1700 a square metre.

Leasing agents CBRE said rents on Flinders Lane had risen about 40 per cent in the past three years with demand for space from hospitality operators and fashion boutiques outweighing limited supply.

Pezzo will join some of Melbourne’s most famous restaurants and bars on Flinders Lane, a laneway that runs parallel to Collins Street, including Chris Lucas’s Chin Chin, the recently opened multi-level Garden State bar and dining complex and venues like Tonka, Lucy Liu and Cumulus Inc.

88 Flinders Lane was marketed by CBRE’s Zelman Ainsworth & Tan Thach, alongside JLL’s Mitchell Humphrey.

With a lack of space on Flinders Lane, Mr Ainsworth said landlords and retailers were getting very creative with new retail spaces by activating basement and even level-one premises.

Recent deals on Flinders Lane include Kiwi fashion label Zambesi leasing space on level one at 75 Flinders Lane and Chris Lucas leasing 175 Flinders Lane for a new Japanese restaurant called Kisume, which runs across three levels.

In December wedding salon and dressmaker Bluebell Bridal opened on level 1 at 141 Flinders Lane in a 205-square-metre space opposite the Chanel Store.

Flinders Lane has also attracted new office tenants with recent arrivals including Warren and Mahoney Architects, which took office space at 141 Flinders Lane and Maxcon Constructions, which took a 500-square-metre space on the upper ground floor at 71 Flinders Lane.

Mr Grossi has become a recent convert to Melbourne’s laneways having recently embarked on a project to revive Mornane Place, an alleyway that runs behind his flagship restaurant Grossi Florentino at the top of Bourke Street.

“I used to think the laneway was boring and blah. But now I want to create something beautiful,” he told Fairfax Media’s GoodFood website. “I intend to make it a Melbourne feature rather than just a forgotten laneway.”
