Former burger joint flips for new food future post-lockdown

The former inner-Melbourne home of Benny Burger will become a new dining destination after being leased to another eatery.

CBRE’s Jason Orenbuch, Zelman Ainsworth and Xander Yeo negotiated the deal for 95 Swan Street, Richmond, for a private landlord.

The handover of the 203 square metre retail space to a local Asian fusion operator will take place after Melbourne’s stage four restrictions are eased, according to the agents.

The rent is confidential but comparable market rates are $1200 per square metre net.

Mr Orenbuch said inquiries were still forthcoming for CBD and suburban retail spaces from hospitality and health and wellness tenants, and service-based businesses.

High-tech tenancies

Marque Property Holdings has secured two tenants for its new high-tech industrial complex, The Avenue, at Port Botany, south of Sydney.

IRS International Pty Ltd has leased a 189-square-metre unit on a five-year lease at 38 Raymond Avenue. King Turf Pty Ltd has leased a 179-square-metre unit on a three-year lease. The net rental rate for both is circa $300 per square metre.

Savills Australia’s Edward Washer and Sam Wallace managed the deal, describing the property as a plug-and-play and app-controlled environment built to a standard not seen before in Australia.

Terrace traction

Traction360 has leased a 95.2sq m office in the Perth CBD.

JLL’s Ross Skelton negotiated the two-year deal at 111 St Georges Terrace for Centuria Capital Group.

The gross rent for the space, part of level 16, is circa $575 per square metre.

The A-grade building is on the corner of William Street, adjacent to Brookfield Place.

Road trip

A car servicing operator has leased a 3380sq m industrial property in Melbourne’s east.

The rental for 96 Lewis Road, Wantirna South, is circa $80 per square metre.

Colliers International’s Richard Wilkinson and Jonathan Mercuri struck the “long-term” leasing deal for a private lessor.

Clear and present

A high-clearance brick warehouse in Sydney’s west has been leased to AIET Pty Ltd.

Link Property Services’ Andrew Smith negotiated the three-year lease on behalf of Capital GS for Unit 3, 14-16 Marjorie Street, Sefton.

The gross annual rent for the 631sq m property is $106 per square metre.
