
3.7ha Bruce Highway service and retail site listed in Elimbah
More than 100,000 vehicles pass this Bruce Highway site each day, but the population growth around it could be the biggest drawcard for investors.
The 3.7-hectare property at 530 Pumicestone Road, Elimbah, is being offered as a future service and retail destination within Elimbah Enterprise Park, a master-planned development expected to deliver about 1400 residential lots and approximately 50 hectares of industrial and mixed-use employment land.
The site is already approved for an initial six years encompassing a service station, drive-through outlets, food tenancies and a food court.
Its high visibility is making it particularly alluring, with more than 300 metres of frontage to Pumicestone Road and the M1 Bruce Highway. Access is planned primarily from a new road off Pumicestone Road, supported by connections through the enterprise park and to the future Dayrise residential community to the north.
Cushman & Wakefield’s Morgan Ruig says the opportunity capitalises on two distinct markets: motorists travelling along one of Queensland’s busiest roads, and the new residential and employment catchment planned around the site.
“The vision is to create a genuine master-planned community, combining around 1400 residential lots with approximately 50 hectares of industrial and commercial land,” Ruig says.
“It will provide local employment, retail and services to support the growing community.”

Ruig adds that he expects the campaign to attract service station and convenience-retail operators, large-format retailers, industrial developers and owner-occupiers.
High growth corridor
The property is about 250 metres from the Bruce Highway and approximately 45 minutes from Brisbane’s CBD, 35 minutes from the Sunshine Coast and 30 minutes from Brisbane Airport, placing it in a prime position for growth.
The City of Moreton Bay has identified the Elimbah East Southern Precinct as one of six major industrial areas poised for development; meanwhile, the wider Elimbah community is expected to launch in 2027. HB Land says it has secured development approval for the first 288 residential lots, with the project ultimately expected to include 65 industrial lots.
Development upside
Under the Elimbah East master plan, 530 Pumicestone Road sits within the mixed industry and business area precinct. Its zoning supports uses including service stations, fast food, car washes, hardware and trade supplies, light industry, indoor recreation, offices, showrooms and warehouses.
Ruig says that flexibility could allow a buyer to develop a broader destination rather than relying on a single roadside use.
“This flexibility allows a developer to create a destination serving both local residents and highway travellers,” he says.
The development timeline is another key part of the offering as the vendor plans to deliver the titled site level, serviced and ready for construction, with council infrastructure charges already prepaid.
Infrastructure works are under way, and the lot is expected to be titled in late 2027. Settlement is anticipated in the fourth quarter of that year, giving a buyer time to secure tenants, arrange funding and progress any further approvals.
“Together, the existing approval, nil council infrastructure charges and Q4 2027 settlement provide greater certainty while giving a developer valuable time to secure pre-commitments, funding and approvals before settlement,” Ruig says.
Demand for well-positioned highway sites is also emerging elsewhere in Queensland. A former petrol station on a 1.13-hectare Bruce Highway property at Kennedy, in Far North Queensland, generated high levels of early enquiries from buyers considering reinstating the fuel offer.
The market will determine pricing of 530 Pumicestone Road. However, Ruig says the landowners are focused on securing an experienced developer capable of delivering a high-quality project rather than simply accepting the highest offer.
