Domain headquarters up for grabs asking $330m

Ukrainian-born property developer Michael Teplitsky is selling the Sydney headquarters of online real estate company Domain, with expectations it could fetch $330 million.

The veteran developer emerged as the buyer of the property located near The Star casino in 2015 and has secured Domain and global shared workspace operator WeWork for long-term leases in the magnificently renovated building at 100 Harris Street, Pyrmont.

Originally a wool store dating back to the 1890s, the heritage property comprises 26,900 square metres of character A-grade office space over six levels.

JLL’s James Aroney, Rob Sewell and Simon Storry have been appointed to market the property with Karbon Property’s Joshua Watts, on behalf of Mr Teplitsky’s company Citi 100.

“Pyrmont is the technology hub of Sydney,” Mr Sewell said. “It mirrors many international technology hubs including San Francisco’s South of Market, New York’s Meatpacking District and London’s Shoreditch.”

“WeWork, an anchor tenant of 100 Harris Street, has a presence in all these areas. This really demonstrates that agile and progressive businesses are attracted to these precincts,” he said.

Domain’s group director for employee experience, Megan Bromley, said the company’s dynamic culture was ideally suited to the space.

“Being in the property market, the physical space we have for our people is important,” Ms Bromley said, “Here we get the best of all worlds: the beautiful heritage architecture with a very modern office space.

“All the tenants are forward-thinking organisations, in terms of the space and the tools they are providing for their teams to do their best work,” she said.

Domain has used the large floor plates to create a collaborative, agile workplace, and is turning the ground floor into a flagship space.

“It is going to be key for client entertaining and employee training, and a connection point across the business,” Ms Bromley said.

Included in the offering is 130 Harris Street, to the south of the existing building, with new office and retail space and car parking being developed to complement 100 Harris Street.

That development will provide retail space fronting Harris Street and flexible office space expanding from Harris Street through to Pyrmont Street, as well as catering for 151 car spaces for the office and retail tenants.

This is currently under construction to be completed in October 2017.

Mr Teplitsky was unavailable for comment on the motivation to sell the property holding. Last year Mr Teplitsky was reported as the buyer of Aussie John Symond’s penthouse in Point Piper for $13.3 million.
