Deal deposits bank branch in Melbourne's Canterbury

Bendigo Bank has leased retail space in the Melbourne suburb of Canterbury to expand its presence in the area.

CBRE’s Jason Orenbuch and Zelman Ainsworth negotiated the deal for the 179-square-metre property at 145 and 147 Maling Road on behalf of a private landlord.

The net annual rental for the five-year term is $65,000.

Baker near biscuits

Ingredients maker Baker & Co Pty Ltd has leased a 3872-square-metre industrial property in Huntingwood, moving in near neighbours which include Arnott’s, Asahi Beverages and Toll.

JLL’s Marco Chiodo, David Lidgard and Miguel Lee struck the three-year deal for 15 Healey Circuit on behalf of IMEX Shipping Pty Ltd at a gross rate of $145 per square metre.

The refurbished facility, which includes a high-clearance warehouse, newly refurbished office, large awning and drive-around access, is 12 kilometres from the Parramatta CBD and 35 kilometres from Sydney’s CBD.

North Fork lifts presence

North Fork Pty Ltd has leased an industrial property in Dandenong South to keep pace with business expansion in Melbourne.

Cushman & Wakefield’s Robert Colaneri and Andrew Loudon from Crabtrees Real Estate managed the deal for 23-29 Monash Drive for Pellicano Group.

The annual net rate is $395,000 and the lease term is seven years.

Located in the M1 Industry Park, the property has a total building area of 4125 square metres comprising an office-showroom of 625 square metres and an attached warehouse of 3500 square metres.

Steel the deal

A listed tenant in the steel distribution industry has leased a warehouse in Wetherill Park, west of Sydney.

The 2949-square-metre building at 1/46 Redfern Street was secured on a net rate of $335,000 per annum.

LJ Hooker Commercial’s Marcel Elias managed the deal, which included an incentive equal to one month’s net rent free, for owner R N L Alchin Holdings.

The lease term is four years.

Awning appeal

Western Sydney Plasterboard has leased a 1940-square-metre building with a 2028-square-metre awning in Chipping Norton, south-west of Sydney’s CBD.

LJ Hooker Commercial’s Marcel Elias and Link Property Services’ Michael Mileto struck the deal at 5-11 Governor Macquarie Drive on behalf of a private landlord.

The net annual rental is $396,800 and the lease term is four years.

Hardstand hero

A Blacktown hardstand site in Sydney’s west has been leased to HS Operations Pty Ltd.

CBRE’s Matthew Alessi, Brendan Wein and Janet Joljian negotiated the lease over the 5806-square-metre property at Part B, 426 Flushcombe Road.

The deal has secured the final vacancy at the former Red Lea Chickens site.

The lease, for two years with a one-year option, was struck at an initial gross rental of $26 per square metre.

The serviced and secured site is suitable for storage, subject to council approval, and is close to the Great Western Highway and the M7 and M2 motorways.

Mr Alessi said the tenant was attracted to the site because of a lack of hardstand space near the motorways.
