
Coles Group Perth Airport extension leads WA lease deals
Coles Group has agreed terms with landlord Charter Hall Long WALE REIT to extend its lease over its Perth Airport distribution centre at 136 Horrie Miller Drive by another six years,
The fund owns 49.9 per cent of the property, while Charter Hall Direct-managed funds DIF2 and DIF3 own the rest.
Coles’ lease over the purpose-built 81,647-square-metre property would now expire in 2034 instead of 2028.
The distribution centre has a warehouse, temperature controlled and freezer facilities and administration buildings.
More space for Multiplex
Also in Perth, construction company Multiplex has secured additional office space at 28 The Esplanade in the CBD, close to the Elizabeth Quay project it was building.
Multiplex has signed a three-year lease for the 510-square-metre office.
The rent is confidential but annual rents in the building are between $525 and $565 a square metre.
CBRE’s James Phelan acted for the tower’s owner, Redhill Partners.
Autobarn makes it a dozen
Retailer Autobarn has opened its 12th store in Western Australia at the Haynes Homemaker Centre in Armadale, south-east of the Perth CBD.
The 812-square-metre retail space at 1280 Armadale Road was leased for five years at a net annual rent of $146,160.
Vend Property’s Jeff Klopper acted for a private landlord.
Western Sydney wave
Australian Tyre Traders has expanded its business and secured a new three-year lease with options over a logistics facility in St Marys in Sydney’s west.
The manufacturer of truck, bus, agricultural and off-road tyres will be based at 192-220 Forrester Road, which has an extensive concrete yard and offices.
The 1727.8-square-metre site was leased at a gross annual rent of $128 a square metre.
CBRE’s Matthew Alessi and John Micallef marketed the property.
Wetherill Park double
Also in Sydney’s west, pet supplement manufacturer Vetalogica is also expanding signing up for a bigger industrial lease at 13 Centre Place, Wetherill Park.
Vetalogica will pay a net annual rent of $130 a square metre for the 873sq m office/warehouse over three years.
CBRE’s Janet Joljian, John Tsoutsa and John Micallef marketed the property for a private landlord.
Import and Export Logistics has also moved to a newly leased warehouse in Wetherill Park in Sydney’s west on a three-year deal.
JLL’s Matt Keeping and LJ Hooker’s Jason Andreou brokered the deal for 5 Verrell Street, saying location and the secure concrete yard were key for the tenant.
The 2145-square-metre site comes with parking and truck access. The net annual rent is $114 a square metre.
Western warehouse deal
IAC Acoustics Australia has signed a three-year warehouse lease at another western Sydney location, 130-148 Woodpark Road in Smithfield.
The 1583-square-metre office/warehouse has gantry crane.
JLL’s Matt Keeping negotiated a net annual rent of $180,000 for a private landlord.
Appliance maker on the move
Appliance manufacturer Midea Australia will move into a new warehouse at 114 Eldridge Road in Condell Park in Sydney’s west after agreeing to a four-year lease over a 914-square-metre warehouse/office at 114 Eldridge Road.
With a 13-metre internal clearance and an extra-wide roller shutter door, the property was leased at a gross annual rent of $152,000.
