Cable Beach bungalow business offers perfect lifestyle investment

An eight-bungalow holiday rental business at Cable Beach has been listed for $1.275 million, offering buyers the chance to invest in one of Western Australia’s best-known tourism destinations, with the added benefit of being able to live onsite.

Cocos Beach Bungalows occupies a 5500-square-metre site within walking distance of Cable Beach, one of the state’s most iconic stretches of coastline.

“It’s a premium short-letting business consisting of eight free-standing pearler-style bungalows in a prime Cable Beach position, just five minutes’ walk from one of the best beaches in the country, if not the world,” says ResortBrokers’ Blair Macdonald.

The sale also includes a recently renovated three-bedroom manager’s bungalow on a separate parcel of land.

“It’s very much a lifestyle opportunity for an owner-operator who wants to live on-site, run the letting business and enjoy everything this sublime location has to offer,” Macdonald says.

The current operator acquired the business in early 2021 and is now returning to the east coast for family reasons.

Long agreements a major drawcard

A central feature of the offering is the length of the agreements supporting the operation. The caretaking and management agreements run until 2032, while individual letting agreements with the bungalow owners have 19 years remaining, extending to 2045.

“The caretaking and management agreements are secured until 2032, and previous managers have received top-ups and extensions from the body corporate,” Macdonald says.

“Having letting agreements with this length of tenure is highly unusual and is one of the strengths of the business, since it ensures that 100 per cent of the bungalows will remain in the letting pool for the foreseeable future.”

For an incoming operator, the existing terms provide a long runway across the complete pool of eight bungalows, rather than leaving the business reliant on apartments being added to or withdrawn from the letting pool by individual owners.

The accommodation business is generating a net profit of $163,512, with revenue for the 2026 financial year tracking at virtually the same level as the previous year.

Early interest from lifestyle and remote buyers

The campaign has attracted more than 20 genuine enquiries and several inspections, with much of the early interest coming from Perth residents considering a move north.

“I’ve received more than 20 genuine enquiries and conducted several inspections already,” Macdonald says.

“Broome is an easy place to fall in love with, and much of the interest so far has come from people in Perth considering relocating to Broome and taking on the business as owner-operators.”

The property has also attracted prospective buyers who want to manage the operation from elsewhere.

“The eventual buyer could come from either group,” Macdonald says, “but I think the lifestyle appeal makes this offering particularly attractive to on-site owner-operators.”

The listing comes to market as Western Australia’s visitor economy continues to expand.

Tourism WA’s latest figures show overnight trips to the state increased by 4 per cent in the year to March 2026, while international visits rose 20 per cent to a record 1.09 million trips. Total visitor spending reached $19.5 billion.
