Boutique hotel The Brunswick hits the market

If you’ve been contemplating a sea change, Brunswick Heads may be calling.

Located just 15 minutes north of Byron Bay and two hours south of Brisbane, the coastal enclave is known for its stunning beaches and vibrant community atmosphere.

And now, The Brunswick boutique hotel is looking for its new owners, hitting the market as a freehold going concern.

Reopening in 2020 as an adults-only retreat, The Brunswick had undergone an extensive transformation to turn it into the “perfect relaxed coastal hideaway to rest and rejuvenate”, its website reads.

The hotel features 18 guest suites surrounding a resort-style swimming pool and deck, a guest lounge, a dedicated spa treatment room and a conference room.

The property also benefits from development approval and design concepts prepared by Brisbane-based architecture practice Richards & Spence for five additional guest rooms, a restaurant and bar, a new swimming pool, and expanded parking.

The Brunswick is within walking distance of the river.

“The Brunswick is a true standout in the region, offering a boutique hotel with proven performance, strong brand equity, and a loyal following of guests seeking premium, adults-only coastal escapes,” says CBRE Hotels director Hayley Manvell.

“The asset is ideally positioned to capitalise on the sustained demand for accommodation in Brunswick Heads with a scarcity of competition in the area, and has demonstrated consistent financial performance over many years, supported by a stable annual occupancy of around 70 per cent and premium nightly rates.

“Underpinned by an unimproved land value of $3.58 million, the property combines strong underlying land value with consistent income and future upside potential.”

Design concepts have been prepared by Brisbane-based architecture practice Richards & Spence.

Co-owner Kylie Anning says the property has “always had something special”.

“It’s part of a town that still feels untouched, where people can slow down and connect with the coast in a genuine way,” she says.

“Our vision was to take that natural beauty and layer it with thoughtful design, the kind that Richards & Spence do so well.”

The Brunswick is being offered for sale via an expressions-of-interest campaign closing Thursday, November 20 (unless sold prior).
