Award-winning olive estate Hopeful Ranch hits the market

A world-renowned olive estate in NSW’s Southern Tablelands has hit the market. Hopeful Ranch is home to the ALTO Olives brand and spans approximately 745 hectares across three freehold titles at 3326 Peelwood Road, Peelwood. The property combines olive production with extensive grazing and two homesteads.

Marketed by Nicholas Warmington and Adrienne Harvey of Colliers Agribusiness, the property is being offered via expression of interest on behalf of long-time owner and olive industry expert Robert Armstrong, who has operated the estate for more than 25 years.

Hopeful Ranch’s premium ALTO extra virgin olive oils and table olives are distributed nationally and supplied to some of Australia’s top restaurants, including Saint Peter in Sydney, Rockpool in Melbourne, and Parliament House in Canberra. The olive estate spans 40 hectares and includes around 20,000 trees across 15 high-performing oil and table varieties, including Arbequina, Black Italian, Correggiola, Frantoio, Hardy’s Mammoth, Kalamata, Koroneiki, Leccino, Ligurian, Manzanilla, Nevadillo Blanco, Pendolino and Volos.

Complementing the horticultural operations are approximately 460 hectares of arable grazing land with a carrying capacity of 3100 dry sheep equivalent. Water security is another major drawcard, with 4.5 kilometres of Cooksvale Creek frontage, rain-fed storage dams, and 200,000 litres of rainwater storage.

Harvey says the estate would appeal equally to agricultural investors, lifestyle buyers and sustainability-focused operators.

“Preliminary assessments indicate strong potential for carbon farming initiatives, another exciting opportunity to generate additional revenue,” she says.

The main property was built in the 1870s and extended using local stone, and includes six bedrooms, an open-plan interior layout, landscaped gardens, and a creekside setting.
