Award-winning eco-resort with 1km private marina frontage hits market

A floating pontoon retreat awarded “Australia’s best small home” has been listed for sale, along with the chance to take this Murray River eco-resort site to the next level.

Set amid serene reeds and waterfront views just 80 minutes from Adelaide, the teeny chalet-style suite, known as The Nook, is part of a 19-key self-catering luxury retreat in Wellington East, South Australia.

Wellington Private Marina, owned by innovation firm Collectiv Group since 2013, features “a combination of sustainably-built suites and cabins” across 21 hectares, according to agents ResortBrokers.

The property is the only riverfront accommodation in Wellington with private Murray River marina access, free of public river use. Its waterfront marina stretches for a kilometre.

Wellington awaits the final promising piece of its puzzle following the first stage completion and soft launch earlier this year.

Around five hectares of the site remains undeveloped, creating an exciting opportunity for its next owners to develop a complementary caravan park or residential site. 

Each cabin is currently placed strategically to avoid sighting one another, with fully automated entry gates.

The turnkey property is listed for sale as a freehold going concern for an undisclosed price, via an expressions of interest campaign with ResortBroker agents Kelli Crouch and David Faiers.

Bobbing along on the water’s edge across the expansive wetlands, the site is projected to bring in $807,190 annually based on the existing setup.

Crouch says the foundation has been laid for a “unique and versatile accommodation offering”.

“The undeveloped land is where the potential lies to build on what Collectiv has created,” she adds.

Faiers agrees: “In the right hands, Wellington Private Marina could appeal across a wide range of demographics.”

“The site’s Murray River location close to Adelaide lends itself to multiple development opportunities, including a caravan and cabin park, a lifestyle village, residential subdivision or all three,” he adds.

“Acquisition would ideally suit a medium to large park operator with a lifestyle village component.”

Award-winning Nook, The Cube and more

The Nook was awarded Australia’s Best Small Home in Season 2 of TV lifestyle show, Australia’s Best Home, hosted by Megan Gale in 2022. One night’s stay sets you back $323.

“Blending rustic charm with modern amenities”, the micro-stay features three fireplaces, a Smeg-equipped kitchen, a Bluetooth sound system and reclaimed items to create an eclectic atmosphere.

Among the other accommodation offerings, six luxury suites “tucked away at the tranquil end” reach up to $382 per night.

“Relax on your private deck with a morning coffee as pelicans fish nearby and swallows glide across the evening sky,” a description of the most expensive stay, Luxe Suites, reads.

They offer more than “50 square metres of private space, perched above a serene lake with spacious balconies and uninterrupted water views.”

Another pontoon micro-stay, The Cube, a 30-square-metre floating eco-pod for two, was ranked in Airbnb’s Top 10 most wish-listed stays in Australia in 2021.

The fully-equipped floating house features a queen bedroom, en suite, kitchenette, lounge area and a deck to watch life go by.

Sustainable design

Sustainability has been at the forefront of Collectiv’s design, a ResortBrokers spokesperson adds, with the tiny pods created in South Australia using a new patented technology called XFrame, with water from external rain tanks also collected.

“All 19 of the resort’s accommodations were individually crafted using modular construction techniques and recycled materials such as XFrame technology, thereby reducing waste,” he adds.

XFrame is produced in sections at a facility in Tonsley, Adelaide, by Collectiv Innovations, in partnership with South Australia’s largest employer of people with a disability.

“We have begun to make a difference in the build industry by offering a new Green Mean internal building solution,” the Collective Group’s website reads.

“[The] XFrame patented system allows the structure of the room or walls to be disassembled with no waste and resized, repositioned and reassembled to suit a new need.”
